SPECIAL ASSESSMENT:

 

 Due to the current health of the three tall pines trees, they will have to come down for everyone’s safety and to avoid any possible lawsuits down the road, because safety overrides all, the HOA Board has come to the unfortunate conclusion that a one-time special assessment will have to be applied in order to cover the anticipated cost of the safe removal of these trees.

This situation will require a one-time special assessment of an additional $30 per lot address. This will bring the total cost of our semi-annual household dues’ to $100 per lot address for the 2027 – 2028 billing cycle. We anticipate the 2029 – 2030 billing cycle will return to the $70 price.

Greetings to all Moravian Pointe residents. We want to extend our appreciation to the Welcoming and Beautification Committees for their ongoing commitment to our neighborhood. Their work helps strengthen the sense of pride we share in our community, and we value the time and care they invest on behalf of all residents.

 You may have noticed that the tall, infected pine trees have now been removed. The remaining stumps will also be taken out in the very near future. If anyone has ideas or suggestions for re??‘landscaping that area, please reach out to any board member. As discussed previously, a Special Assessment will be added to next year’s dues. We have included a copy of the Special Assessment letter that appeared in last year’s newsletter to ensure everyone remains informed and has as much notice as possible. Please see that letter at the end of this newsletter.

 If you have not yet paid your dues, please take care of them immediately. Timely payment helps us protect our resources and prevents the community from incurring the legal costs associated with initiating a lien on a property. Should you have any questions about your dues, please reach out to a board member.

 

Traffic Calming Program – If speeding or other traffic issues are a concern on your street, we encourage all residents to learn about Sterling Heights’ Vision Zero efforts (https://www.sterlingheights.gov/ m/newsflash/ Home/Detail /1684?arc=2975). Please visit the link provided and complete the Traffic Calming Request Form. It is a quick and simple process. Sundew Lane has already been registered for the program.
