The INC meeting began with a review of the City's Comprehensive Plan, which is in the final stages before submitting to City Council. The Comprehensive Plan supports high density, however, the consensus of the INC is that the communities of Denver do not feel comfortable with the caliber of density supported by the new plan.
"How to handle scrape-off projects" was another theme that has haunted every neighborhood representative. The focus of discussion was on small bungalows that are purchased by developers en masse and scraping them off for a maximum density project that becomes overwhelming to the surrounding properties.
Comment by the forum was made in reference to the phenomenon of variances which will allow high-density development to transform historically single-family homes and small business communities. The City has left negotiations up to the individual registered neighborhood organizations.
R.D. Seawald from the Zoning office gave an overview of responsibilities of the Neighborhood Inspection Program. Inspectors are to work with the neighborhoods of their assigned areas to get an understanding of the specific problems in regards to zoning issues. Mr. Seawald also touched on the Neighborhood Inspection Services and Police Liason which handles zoning issues that may involve criminal activity.
INC is an organization composed of Registered Neighborhood Associations.
