Orangewood Village

Orangewood Village is a 141 home community with private lake, boat ramp & dock, picnic area with playground & 2 tennis courts.  The private park area was newly fenced March 2013 & is enjoyed by all neighborhood members who support the voluntary homeowner's association with their annual dues of $40/year for each household.  First time members initially pay $52.  Renters who also pay the annual HOA dues enjoy the private park area, but are excluded from voting rights.  Elected board members (maximum of 7) are non-paid homeowners who meet once a month to conduct HOA business.  The Board continually oversees maintenance of the common areas, including landscaping, park lighting & asset maintenance, street & drainage maintenance, aquatic weed control at the lake & pond areas, payment of electric & water/utilities for entrance sign area & park area, payment for liability insurance for common areas, payment to landscape contractor, handle HOA fees, as well as MSTU (Municipal Service Taxing Unit) monthly reimbursements aligned with an annual projected budget.  The Board also facilitates adherence to the bylaws, utilizes code enforcement on an as-needed basis, maintains an avenue for neighborhood communication, as well as the annual voter's meeting in the park.  Also, on a interest motivated basis will organize a neighborhood garage sale.

Ideally located near several major highways  & attractions, but tucked away for family oriented enjoyment & safety with potential to maintain property value.
