Zeccola’s newest community, Mallard Pointe, follows the same time-tested belief. The community is conveniently located on Route 13, just south of the Route 13/40 split in New Castle, Delaware.

Both a compliment to the Zeccola reputation and an indication of the well developed portfolio of styles being offered. But then, like all the Zeccola communities that preceded it, Mallard Pointe is a community that helps sell itself. The Sussex design has been selected as the builder’s furnished model. This 2,500 square foot home is the largest and most feature-packed offering at Mallard Pointe. The traditional two-story home features four bedrooms, 2.5 baths, a two-car garage, and plenty of luxury features.

The Sussex embellishes a portfolio of nine distinctive designs, several choices of three-and four-bedroom traditional styles, a charming and stylish farmhouse, a ranch and a raised ranch, and a delightful and efficient Cape Cod, permitting single-floor living.

Nearly half of the 103-acre site will be reserved for community open space including two planned tot lots featuring age-appropriate playground equipment. A small stream flows through the rear of the property. To minimize through traffic and reduce noise, the community street layout incorporates no fewer than a dozen cul-de-sacs.

About our association

Mallard Pointe Maintenance Corporation

The Mallard Pointe Maintenance Corporation was established on 2/22/2006. It is made up of nine board members: President, Vice-President, Secretary, Treasurer, and Five Board members. Each member has a specific responsibility regarding the community.

The primary objective of the MPMC is to keep Mallard Pointe Community safe, secure, clean, and orderly. The MPMC is also focused on ensuring that the residents of Mallard Pointe adhere to the deed restrictions and county codes. Everyone has made an investment in their homes and the MPMC wants those investments to be beneficial for all.

Deed Restrictions

Deed Restrictions have been given to all residents of the Mallard Pointe community. If you are a homeowner in the community and Do Not have a copy of the Deed Restrictions, please contact us and we will get one sent to you. The Deed Restrictions should be followed as stated. Please read them and pay particular attention to the following areas:

Ornaments, Yards, Grass, Outbuildings, Barbecue grills, Fences, Basketball Nets, Trash Cans and Prohibited vehicles.

If you are currently in violation, please resolve the situation immediately. If you are unsure as to whether you are in violation, please feel free to contact us and we will help you determine if you are. Any resident in violation will receive a violation notice. Please contact the MPMC is you have any questions or concerns.

Property Modifications

Any additions to your home such as a sun room, fence, deck, shed or doghouse needs to be passed by the Mallard Pointe Maintenance Corporation. A property modification form needs to be completed and approved before construction. Also include details regarding the size, shape, color, materials, and location. If the modification has to be state inspected, please submit a copy of the inspection certificate.

Please remember that items such as decks and sun rooms require state inspection. Any construction that has not been passed by the state can result in fines or removal of the construction.
