Swimming Pool

Swimming Pool
Swimming Pool is located behind the Clubhouse at 1501 Lincolnshire. It is open from Memorial Day to Labor Day. Hours of Operation are as follows:
Monday Closed
Tuesday thru Sunday 12 noon to 8 pm  and Sunday 1:00 PM to 8:00 PM
 
If a holiday falls on a Monday, the pool will be open Monday and closed on Tuesday. Lifeguards are contracted and are in charge of the pool during hours of operation. Pool will close due to incumbent weather conditions or chemical imbalances of the pool water. Homeowners can bring quest to the pool, but need to be accompanied by the Homeowner. Children under the age of 8 years old must be accompanied by an adult.

Pool parties are allowed, but must be prearranged through the HOA Secretary and the pool management.pool.jpg

Clubhouse

Clubhouse Information
The clubhouse is located at 1501 Lincolnshire. The 1,500 square foot clubhouse contains a main tiled area of 30’ x 40’, a carpeted area of 15’ x 27’, and a gas fireplace. It is equipped with two restrooms containing showers. The kitchen area has a double sink, refrigerator, and microwave. Folding chairs and 6’ tables are available in the storage area. It is decoratively furnished with a couch seating area, conference table (seating 10), and table (seating 8).
It is available for rent by adult homeowners. A homeowner must be current with HOA dues to be able to rent to the clubhouse.
Reservations must be for social functions and not commercial purposes. It cannot be used for activities designed for profit, activities emphasizing skills, and/or subjects suitable for business.

There is a $100.00 CASH deposit for the clubhouse keys and cleaning. The deposit is returned upon return of the keys and the completion of cleaning of the clubhouse. Cleaning procedures are provided at time of rental.
There is a $75.00 usage fee charged to the homeowner’s next HOA quarterly statement.
Rental hours are 8 am to 12 midnight.
It is not available for rent on the following holidays: Memorial Day, Fourth of July, Labor Day, Thanksgiving Day, Christmas Day, New Year’s Eve, and New Year’s Day.
Homeowner must be present during rental.
Homeowner is responsible for the conduct of family members or guests using the clubhouse. They must ensure the protection of the facility and furnishings against vandalism and negligent damage.

Tennis Courts

Tennis Courts
Tennis Courts are located on Lincolnshire east of Midfield Cross and west of Oxlow Court in the greenbelt area. Courts are available for use during daylight hours. The Lighting system is set on a timer system operated by the tennis court usersbridge.jpg

Kingspark Homeowners Association

The Association was organized as a non-profit corporation for the purposes of promoting the recreation, health, safety and the welfare of the residents of the Properties, as set forth in the Articles of Incorporation of the Association. The Articles of Incorporation were filed in 1972 in the office of the County of Cleveland County, Oklahoma. The Covenants and Restrictions were, also, filed with the County of Cleveland in Oklahoma. It is a mandatory Association.

There are Assessments, also, referred to as Dues. The Dues are $66.00 Quarterly/ $264.00 Annually.

The Association oversees the Kingspark Recreational areas of Common Areas, the Clubhouse, the Swimming Pool, and the Tennis Courts.

A Board of Directors governs the Association. Each Director is elected and serves as volunteer. The Directors meet monthly. Every Meeting is open to all Homeowners. Each Director serves a three (3) year term. Officers are President and Vice President. The Office of Secretary/Treasurer is a hired position as does not hold a voting privilege. There are nine (9) Board of Driectors. Elections for Directors are held annually in March. Every Homeowner has a voting privilege.

The Association, also, oversees the Covenants and Restrictions. Items include:
Property Rights in the Common Areas
Assessments
Architectural Control
Exterior Maintenance
Land Classification, Permitted Uses and Restrictions
General Restrictions
General Provisions

The Association does not have a “physical” office. The Association uses Call Notes, Email, Mail, and Board of Directors Meetings to manage the Association. The HOA Secretary manages the communication.

Each Homeowner is provided with a HOA Manual containing all the Covenants and Restrictions, and Homeowner Rights. Manuals are available through the HOA Secretary.
