About our association

Belvedere Gardens Condominium Association, Inc.

1. Pets are not allowed on the premises without a pet license issued by the Association. All pets must be under twenty pounds in weight and 14 inches in height and be kept inside except when on a leash and accompanied by the owner.
2. The sidewalks, entrances, parking areas, and drives of the buildings shall not be obstructed or used for any purpose other than ingress and egress. Items shall not be stored in these areas.
3. No portion of the exterior of any building shall be decorated or furnished by any unit owner/tenant in any manor. Nothing shall be projected from any window.
4. Window shades, blinds, drapes and other window treatments visible from the exterior of a unit must be of a design and color in keeping with the decor of the condominiums. The Board of Directors or the managing agent shall have the right to require all non-complying window treatments to be replaced by the owner.
5. Each unit owner shall keep his unit and any balcony or patio which has been allocated to him in a clean and orderly condition, and shall not sweep or throw dirt or any other substance from the doors, windows, and balconies of any unit.
6. No awning, radio, or television aerial shall be attached to or hung from the exterior of any building. No sign, notice, advertisement, or illumination shall be inscribed or exposed on any portion of any building or in any common area without written approval by the Board of Directors or the managing agent.
7. Trash from the units must be placed in closed plastic bags and deposited into dumpsters located on the grounds in such a manner as the Board of Directors or the managing agent may direct.
8. No items may be deposited into the toilets, drains, or disposals that may cause the lines to become clogged. Unit owners will be liable for any damage caused to their unit, the common elements, or other units resulting from the violation of this rule. This includes paper towels, sanitory napkins, food, and grease.
9. The agents of the Board of Directors or managing agent may enter any unit at any reasonable hour of the day for the purpose of inspecting or taking necessary measures for any health, maintenance, safety problem, or pest control.
10. No vehicle belonging to any unit owner or guest shall be parked in such a manner as to impede or prevent ready access to any entrance or exit from any building or other vehicle.
11. Unit owners shall not cause or permit any unusual or objectionable noise or odors to be produced inside or emanate from their units.
12. No balcony or patio shall be enclosed, decorated, landscaped, or covered by any awning or otherwise without the consent in writing of the Board of Directors.
13. The Board of Directors, or its agent, shall retain a pass key to each unit. No unit owner shall alter any lock or install a new lock without the written consent of the Board of Directors. In such case, a key shall be given to the Board or its agent.
14. All televisions/music must be set at a volume that does not interfere with or annoy other unit owners. No band instruments may be played on the premises any time, and no music lessons, either vocal or instrumental, shall be permitted at any time, without the written consent of the Board of Directors.
15. No mechanical work on vehicles, boats, etc may be performed on the premises. All vehicles on the premises must be in operable condition and must be properly liscensed, or said vehicle will be towed at vehicle owner’s expense without notice.
16. If a unit is leased, the owner of that unit shall be deemed to have assigned all of his/her rights to use all common area elements including, but not limited to, the swimming pools, clubhouse, and laundry rooms to his/her tenants.
17. Any consent or approval given under these rules and regulations may be amended or repealed at any time by resolution of the Board of Directors.
18. All units must be equipped with a smoke detector. The battery should be changed twice a year for your safety.
19. These rules apply equally to tenants residing at Belevedere Gardens.
20. All leases shall be in writing, and a copy shall be on file in the management office prior to occupancy by the tenant. A copy of the rules and regulations shall be attached to each lease, and the lease must provide that the lessee be bound by and subject to these rules and regulations.
21. THE SWIMMING POOL
* The pool will be open daily from 8:00 a.m. - 10:00 p.m.; however, there is no lifeguard on duty at any time, and all swimming is at the risk and responsibility of the swimmer.
* The pool areas may not be reserved for private parties at any time.
* Swimming will be suspended if the weather becomes threatening: Lightening, rain, or severe weather alert and will remain closed until all danger is safely past.
* No food or glass containers are allowed in the pool area at any time. Only plastic cups and non breakable cans and bottles are permitted in the pool. Please deposit all trash before leaving the area.
* No wheeled vehicles will be allowed in the pool area which includes the sidewalks that lead to the pool gate.
* Only bathing suits will be permitted. No cut-offs or ragged clothing will be permitted at any time.
* Running and horseplay in the pool or pool area will not be tolerated at any time. No group games may be played, and no equipment may be set up for group games as this is a danger to other swimmers.
* NO ONE UNDER 14 YEARS OF AGE MAY SWIM WITHOUT ADULT SUPERVISION.
* Swimming alone is not permitted at any time (for your safety).
* The rope is not to be unhooked at any time, and all life-saving devices (shepherd’s hook, life ring, etc.) are
to be left in the holders and not played with at any time.
* No pets are allowed at any time inside the pool area.
* All gates are to be closed and lateched at all times.
* A resident may have up to two guests at the pool and the resident must be present and accompany the guests at all times.
