A Gated, Deed-Restricted Community

Woodland Oaks Village is a deed-restricted community with 41 homes inside a gated neighborhood. Membership in the Woodland Oaks Village Home Owners' Association (HOA) is conveyed by deed to each lot within the community and encumbers all lots by the restrictive covenants set forth in the Declaration of Restrictive Covenants and Conditions.

Annual Maintenance Assessment

As a gated village within the City of Schertz, the Association and its members are responsible for the proper maintenance of the streets, sidewalks, perimeter fences, and common property. The HOA has recurring expenses as part of our maintenance that include: electricity used for street lighting and operation of the front gate, 
telephone line used by guests to contact residents from the gate,
water and landscaping services to maintain the common grounds,
and legal and accountant fees. Additionally the Association must report to the City our financial capability to continue to pay for the maintenance of our area.
Members pay an annual assessment to the HOA to cover these expenses. The maintenance assessment is currently $500.00 per lot per year.

Annual Meeting

There is a general meeting of all HOA members in spring of each year. A written notice of this meeting giving the date, time, and place is sent to each lot owner of record (as of March 1st) at least thirty days in advance. A quorum must be present to hold elections and conduct other such business that may come to the floor.

A Board of Directors (BOD), consisting of a president, vice-president, secretary, and treasurer, is elected at this meeting. Additionally, a financial report is provided on the the previous years income and expenses along with the current year's fiscal budget.

Neighborhood Management and Address

The elected BOD manages the day-to-day business of the association. By doing so, no added expenses are incurred for association management. The elected BOD are not paid for their services, however they may be reimbursed for out of pocket expenses that are directly relating to the association.

Architectural Control Committee

This committee is established by our Declaration of Restrictive Covenants and Conditions (DRCC) in Article IV to: perform fact finding functions; interpret any covenant in the DRCC; and review and approve member's requests to alter, erect, modify, install, build, or otherwise make certain changes to a lot as specified in the DRCC. It is the lot owners responsibility to obtain ACC approval PRIOR TO commencing any action governed by the DRCC. This committee is chaired by the HOA Vice President and consists of the Secretary/Treasurer and three appointed HOA members. Meetings are held as required to process HOA member's requests. 

All requests to the ACC must be submitted in writing. Depending on the complexity of a planned action, a request may consist of a simple description or may require a detailed set of drawing, building permits, or plans.
