Board of Directors Meeting Minutes June 2006

Open Session Minutes - June 21, 2006 - SFCOA

Board Members Present
Dave Kaubisch, Pat Prince, Tom Wolf, John Rosenthal and Janice Cunningham

Call to Order
The meeting was called to order at 7:05pm by Dave

Review and Approval of Previous Meeting Minutes
Pat made a motion to approve the May minutes, passed unanimously.

Financial Review
Tom reviewed the financials and gave a report on the status of the reserves with the near future expenditures and view fence painting calculated in.

Manager Report
Kevin gave a manager’s report.
Painting of View Fences
Pat gave a printed review of the events to date. The BOD does feel that the painting should wait till fall. The view fence painting issue was tabled till the August meeting.

Numbering Duplicate Neighborhoods
The BOD decided to table the numbering due to the increase in cost.

Pool Deck and Parking Lot Resurfacing
The BOD asked Kevin to try and lock the prices for both contracts till October when the pool won’t be used so heavily. If Kevin is able to accomplish this he will prepare an Action in Lieu of Meeting for the BOD to approve.

Bulletin Board:
Janice brought up the idea of a bulletin board. Kevin offered to bring a catalog for review.
Fines Entry Improvements
The BOD tabled the beautification of the neighborhood entries until August.

Landscape:
John discussed several landscape issues with the landscape company; Pat Prince gave a brief report on the history of Western Innovations and how they ended up with the contract. Pat also read parts of the work scope and pointed out that they were not abiding by the terms of the contract and that the Board consider new landscapers. John made a motion for Kevin to obtain as many bids as possible for the landscape maintenance using the specifications already in place, passed unanimously.


Tom presented a proposal for a fine system to be considered. Kevin responded that he would present the Board with information regarding the fines and KMS twenty plus years experience with it.
