Summercreek Homeowners Association

Developed in 1988, this upscale South Escondido, California neighborhood is one of the most sought after places to live in the northern San Diego county area.
Summercreek is located on the southwest boundry of the Escondido city limits, where W. Valley Parkway becomes Del Dios Highway. Several houses have a veiw of Lake Hodges. We are 30 minutes away from the breath taking Pacific Ocean in Del Mar and 35-45 minutes from Downtown San Diego.
The original homeowners, in association with the Developer, wanted to keep certain standards for all homeowners. The Covenents, Conditions, and Restrictions (CC & R's) were developed together in order to ensure continued neighborhood beauty and increasing property values. In addition to the CC & R's, the BoD created a helpful guide to living in Summercreek. Included in the guide are "hints" about taking care of your property as well as frequently asked questions about living in Summercreek. This blue pamphlet, along with the CC & R's are included in your real estate papers when you enter escrow. In order to close on a property in Summercreek, every home buyer is required to accept the CC & R's as a condition of purchase.
The CC & R's also give the Board certain powers--such as determining HoA fees--which are currently among the lowest anywhere in San Diego County. We must also be consulted prior to any alterations to your property that will significantly change the appearance of your property. All liscened contractor will be required to have a HoA Approval Letter prior to receiving any work permits from the City of Escondido.
The Board of Director's is made up of 5 homeowners who volunteer their time to serve the community for a two-year term. Board officers are elected by the Board immediately following the HOA Annual Meeting in February. The officers include President, Vice President, Secretary and Treasurer as well as a Member-at-Large. Additionally, the board employs a Recording Secretary and Bookkeeper, who are paid association employees. We also manage the Association's common area. We currently have a contract with Skyridge Landscaping to do all common area maintenance.
