Northridge Village HOA Board Meeting
February 2, 2004



Attendees: Lynn Wiletsky; Rich Weber; Paul Moser; Jim Teilborg

I. Call to Order. Lynn Wiletsky called the meeting to order at 7:05 pm. No one appeared to participate in the Homeowner's Forum.

II. Approval of Minutes. The minutes from the December 2, 2003 Board meeting were read and approved.

III. Treasurer's Report. Rich Weber presented the November and December financials. It was noted that the total net income for the month in November was $916 and <$660> for December. Extraordinary expenditures for lawn service were incurred in December in the amount of $2961 and for irrigation parts and labor in the amount of $1019, none having been incurred in November in these categories.

IV. Architectural Committee. The committee has met twice; Ms. Phoenix has been elected committee chair. A report was given by Mr. Moser on pending requests, as well as procedures for disseminating to homeowners the procedures for seeking approval of proposed architectural changes. A recommendation was made that the committee present a draft of the proposed procedures document to the Board at the June meeting.

V. Old Business

a. Landscaping. Mr. Weber presented a report on bids for the removal of dead trees and trimming of trees. Proposals are in hand from Techers Tree Service for $3570 and from M&B for $2845. Both are within budget. A third bid is being solicited. Other landscaping issues were discussed and noted for future attention. It was agreed that Acacia would be requested to mow the grass in the alley next to the wall, behind the units on Gardenia.

b. Miscellaneous. Brown will solicit bids to fill in potholes on Gardenia for an amount not to exceed $150. Brown will also follow up with Ramsey on repairing the lights in the pool area and getting a quote on installing a second source or other solution to enhance the low voltage lighting along the sidewalk near the greenbelt area from Gardenia to Orangewood. They will also get quotes on painting the wrought iron gate at the end of the sidewalk.

c. Parking. Parking fees were down from $75 in November to $50 in December. Brown will investigate. There are still some violations which will be monitored.


VI. New Business

a. Property Walk-through. Mr. Moser reported on the property walk-through. Brown will send a letter to Unit #12 regarding removal of vines growing up the side of the house.

b. Termite Inspections. Brown will provide the Board with a sample form letter that other associations have used to notify homeowners of the need for an inspection/certificate. Brown will check with the Western Exterminating to see if any problem areas have been discovered. The Board will consider in the future an amendment to the rules setting a maximum interval for inspections and requirement for keeping a certificate on file with Brown.

VII. Adjourn. The meeting adjourned at 8:20 pm. The next meeting is scheduled for 7:00 pm, April 12, at Ms. Wiletsky's home.
