Lynn Wiletsky called the meeting to order at 6:35 p.m.

I. Treasurer?’s Report

Annie Neroda noted that all homeowners are current in their monthly dues. The Xeriscape bill has not been received so there has been no need to draw on reserves. The insurance bill was increased by over $900. The premium will be paid in September. Kings Tree trimmer has not submitted their bill for trimming of the palm trees, which should be at least $800.

There was a major water leak on the Wellington?’s property and therefore there will be a substantial increase in the next water bill.

III Architectural Committee Report

Lyn Larsen submitted an architectural request from a homeowner for solar panels, which was approved.

IV. Old Business

a) Home Exterior Maintenance ?– 5 properties are still in need of painting which are required to be completed by September 30th. If the painting has not occurred by then, the board would like assurance that there is a contract.

b) Common Property Maintenance ?– received 1 bid for repairing the stucco wall in the amount of $1,450. There are 3 areas that will need repair.

c) Sprinkler Rehab/Landscaping ?– an RFP was sent to 5 companies with 4 companies responding including: Acacia, Xeriscapes, US Lawnscape and Sun Valley. The board agreed to eliminate US Lawn and Sun Valley due to pricing. Annie Neroda recommended using Xeriscape since she believes that Acacia is not doing a good job of maintaining the lawns. Board agreed that Xeriscape?’s hourly rate needs to be determined. Acacia was paid approximately $210-$220 per month over and above their monthly fee for 2007 for extraordinary expenses.

There is a need to replace shrubbery, therefore it will to be included in the 2009 budget.

Under Xeriscape?’s RFP, they will monitor the sprinkler system on a weekly basis with a visual inspection and notify the HOA when repairs are required. Acacia?’s RFP did not include inspecting, therefore the board would like to determine what Acacia would charge for such work. The Board agreed additional information is required before a decision will be made.

The Zuckerman?’s have not responded regarding the rental of their property.

VII. New Business

a) Water Meter Rehab ?– Don, the Sprinkler Guy, has looked at the water meters. The Moser?’s and Goldstein?’s meters are fine since they are a different type of meter. 3 meters will need to be repaired with 2 meters taking approximately 1 hour and the 3rd meter taking several hours to repair. Repairing the meters is preventive maintenance

Upon motion made by Annie Neroda and seconded by Penny Peterson the following resolution was unanimously adopted.

RESOLVED, that the board approves the repair of the 3 water meters.

b) 2008 Annual Meeting ?– the annual meeting of the HOA is scheduled for October 29th. Cox, APS, water rates and the HOA insurance will be increased for 2009 and will require discussion at the annual meeting.

VIII. Next Board Meeting

The next board meeting is scheduled for Wednesday, September 24, 2008 at 6:30 p.m. The board proposed having the annual meeting on Wednesday, October 29th .
