Board Members Present:

Lynn Wiletsky called the meeting to order at 6:40 pm.

Financials

Annie Neroda reviewed the financials noting that there were no delinquencies. The surplus in the accounting is sufficient to cover the street resealing.

Zeroscaping Unlimited has uncovered long-standing water leak located between the Zuckerman?’s and Dugan?’s properties. The cost to fix the leak was $300 which should be recouped through reduced water bills.

The Northridge HOA taxes have been paid. Real estate taxes will be reduced by $50 to due reconfiguration of the land plots. The accountant charged $175 to prepare the tax returns.

Architectural Committee Report

The Committee has visited all properties and provided reports to each property owner of their required repairs. All residences must complete the repairs by no later than September 30, 2008.

Tree Trimming

Palm Trees are scheduled to be trimmed in May and the tall trees in June.

Sprinkler System

The sprinkler system appears to be over adjusted. The board discussed whether the system is being serviced adequately. There will be a meeting with the landscaper to review the problems with the system.

Roof Rats

There are signs of roof rats. Homeowners need to gather on Saturday, March 29, 2008 and assist in picking the citrus fruit.

Blight Violation

Lynn Wiletsky has filed a report with the city and Councilman Greg Stanton regarding blight violations related to the house on Orangewood next to the Moser?’s.

Zeroscaping

Annie Neroda met with Zeroscaping Unlimited and asked for a quote to zeroscape around the pool and 7th Street. The approximate cost for the pool is $10,000 and for 7th Street - $20,000. A special assessment would be required to pursue the zeroscaping. The board discussed an assessment and determined the timing is not appropriate and will consider the project in 18 months. In the interim, Mrs. Neroda will ask Zeroscaping to look at the irrigation system.

Future board meeting

The next board meeting is scheduled for May 28th.

There being no further business to come be for the meeting, the board adjourned at 8:30 p.m.
