Attendees: Lynn Wiletsky; Rich Weber, Jim Teilborg; Felicity Wellings, Paul Moser

I. Call to Order. Lynn Wiletsky called the meeting to order at 7:10 pm. No one appeared to participate in the Homeowner?’s Forum.

II Approval of Minutes. The minutes from the February 02, 2004 meeting were read and approved.

III Treasurer?’s Report. Rich Weber presented the January, February and March financials. Total net income after Reserves for January was $1,398; February ($1,418) after $2,000 was transferred from the Reserve Account; March was $1,691.27. Extraordinary expenditures were for tree trimming ($3,576); 2 cable TV payments in January and a large insurance payment.

IV Architectural Committee . Paul Moser reported that the Architectural Committee has not met recently.

Lynn Wiletsky reported on the fine net pigeon screen on Unit 13. This seems a good solution to the problem. The Architectural Committee was asked to look at it and report back to the Board.

V Old Business:

a) Landscaping: Trees have been successfully trimmed and the old tree has been removed.

b) Stucco repairs. The stucco on the outside of the patio wall along the walkway behind Unit # 15 needs repairing. The water damage appears to be coming from the homeowner?’s irrigation system in the patio. Lynn Wiletsky will discuss the matter with the homeowner.

VI New Business

a. Re: Property Walk-thru with Brown Mgmt. On March 13. Repairs required are:
Unit # 18 Needs to remove the cable hanging on the outside of the patio wall.
Unit #?’s 13, 14, 15 & 16 To reattach gutter/electrical conduit above garage doors.
Unit #s 16, 19, 7 and 9 Atrium tree trimming.
Unit #s 3 Hanging roof shingles along front.
Letters will be sent to the homeowners.

b) Pool area: Clean gutters on pool cabana

c) The watering time to common areas and within the pool area has been reduced

d) Recommendation for tree replacement on 7th Street is an Acacia willow. Lynn will talk to Unit # 5 about replacing the tree.

e) A new photocell was purchased to operate the lights along the walkway at a cost of $200.00

f) Monthly walk through: The property managers are scheduled to walk through on the 25th of each month.


g) Landscaping: Rich Weber put forward a proposal which covers 4 of the common areas that need attention on the front of the parking area on the south side of the swimming pool. A detailed plan of the area was given by Rich. Money for the landscaping would be appropriated from the 2004 landscaping budget and $600 unexpended funds from the 2003 budget. A motion for bids not exceeding $2100 was approved.

h) M & B submitted a bid of $302.00 for trimming the palm trees in June. The motion was approved.

i) Pedestrian Gate: to be painted ?– the bid of $175 was accepted and the motion approved.

VII Other Business:

A motion proposing the purchase of a ladder, which will be kept in the storage room for the use of members, with a cost not exceeding $120 was approved.

VIII Adjourn. The meeting adjourned at 8.30 pm. The next meeting is scheduled for 7 pm, June 14 at Mr. Teilborg?’s house
