The Roofs Are Shot-Open the Roofs and Open Pandora's Box!

As you may already know, TMMC and the Board of Directors never contacts anybody back either by phone, writing or email as to any admittance or resolution of roofs repairs even when I or anyone that I know has submitted them.

They have been taking voice mails on roof repairs around the complex and it would appear that they are still using non -approved repair techniques when repairing these shot Derbigum roofs at Highline Meadows Community. Derbigum roofing must only be repaired with Torched down Derbigum materials;

The current and past Darby Enterprises incorrect and substandard repairs that only last three to twelve months and re leak have most likely been going on for years now. Since the owners are NOT being given any information on to the current status, upcoming emergency assessment, repairs or replacements of any roofs, we don't know the current situation with our roofs at Highline Meadows.

As far as my ceiling leaking, I have not had any leaks since the prior substandard repairs but expect more leaks in the future based on past experiences.

P.S. -As far as the history of the roofs, somehow it would appear that the Former Management Companies and Board of Directors at that time; Hawkeye Management (1995), ACCU (1997) and TMMC( 1999) allowed the warranty to run out on the roofs from 1994-2000 by not placing any approved and documented roof repair service calls to Owens Corning.

Dear Highline Meadows Board of Directors and TMMC,

I am writing this letter to inform you that Building 130 east Highline Circle Centennial, Co. 80122  received improper and substandard repairs work to the Roof by Darby Enterprises on December 14th 2008.

This letter is being written to educate you and TMMC Inc. as well as Darby roofing company that all of the 20 roofs at this Highline Meadows complex in 1984 had Derbigum SP torched down single layer roofing materials that were torched down during installation. See Forwarded Email from Owens Corning which details that Derbigum roofs were installed in 1984 on 20 roofs at Highline Meadows.

Please also notice that in 1990 Owems Corning returned to add another layer of Derbigum SP roof materials to all 20 roofs here at Highline Meadows in 1990 due to a material defect and that the Board of Directors did not enforce the 10 year warranty  and allowed it to run out from 1993 to 2000.

It is also fact that the Board of Directors during 1995 had so many ponding and leaking issues with most of the roofs in the Highline Meadows complex that they decided to replace them one at a time.

Around the year 1995,  Building 140 received another built up roof which voided the warranty with Owens Corning. Other roofs in the complex also received another layer and in 2003 Building 190 received a Membrane style roof. This roof is still experiencing ponding.

Building 130 East Highline circle was never replaced or modified after 1990 and has remained as a Derbigum roof since the 1984 installation.

Dary Roofing has been found to be using Henry 906 flashmaster plus cement on dry repairs at various locations in the complex and on December 13 2008, at 130 east Highline Circle  they were using Henry 208 wet patch roof cement. It is true that these products can provide a short term emergency repair although Darby roofing stated that this was the final repair work to be completed after five complaints of my roof leak.

You can plainly see the black Tar like patches in three areas of the roof in which this Henry componet was applied. It is the same repair techniques seen throughout the surface area on my roof.

Please see the data sheet supplied by UL on the proper repair techniques. The only approved extended repair of Derbigum SP roofs is by using Derbigum SP materials which can be applied by cold or recommended by torched down procedure;

 It would appear that the proper procedures are not being followed by Darby Roofing over the years in this complex when they have been repairing these Derbigum roofs since the repair techniques and material do not last as is proof of my five time reoccurring leak, as well as,  discussions with the manufacturer Owens Corning who say "We are throwing our money away" on repairs of this nature.

Repairs of this nature on Derbigum roof only last 3 months to one year and then the original leaks can reoccur as in the case of my reoccurring roof leak over my bathroom at 130 East Highline Circle.

Since we have spent well over 100K in Darby roofing repairs in the past few years,  I find that this repair techniques using substandard repair materials to fix our Derbigum roofs here at Highline Meadows must come to a stop and we must attempt correct repair procedures to these Derbigum Roofs.

Subject: 7th Reoccurring roof leak at 130 East Highline Circle #303 in Bathroom

Dear Sirs,

 

This is the Seventh roof leak issue in the past several months and it appears to be coming down in my bathroom area above the TUB. My bathroom florescent light is being soaked by water draining through the ceiling from the roof. I placed an emergency call to TMMC and have written this letter to inform and document the situation with my roof.

 

It is very evident that the Board of Directors is not taking care of, acknowledging and or have any plan to fix my roof here at 130 East Highline Circle #303 Based on this 7th reoccurring Bath room leak.

The water is not draining off to the drain skippers and the structure appears to be collapsing as the roof is sinking in largest area I have ever since over my 20 years living here.

 

Again, I believe that it is the responsibility of TMMC and the Board of Directors to use the Insurance money to fix this roof as soon as possible to avoid endangering the occupants of this building from potential collapse from weight of a heavy snow storm this winter.

 

It is the responsibility also of TMMC and The Board of Directors to communicate with the owners of the units when Emergencies like this occur and make sure they are informed.


Also,  this letter is being written to inform the Board of Directors that they should start to communicate with the owners on reoccurring issues such as this. To remain silent and not communicate does not look kindly upon the Board or management company.

This Letter also confirms that indeed Substandard repair work and spotty repairs are being authorized by TMMC and the Board of Directors and they will not confront the documented issue of the Debrigum roof membrane system and the proper repair procedures.
