DEED RESTRICTION VIOLATIONS

By all means, if you see parking in greenspaces or on the streets overnight please notify me (by phone) and I will deal directly with them.  Obviously I cannot  always be in the subdivision at night to see evidence of this so I have to rely on residents......... Please call me with any other issues and I will try to take care of them.  I appreciate your help and of course your input will be held in confidence.

Little Spring Farm is a beautiful development, however I, too, have been disappointed in the enforcement of the subdivision by-laws: cars constantly parked on streets, green spaces and vacant lots; boats and motor homes parked for extended lengths of time in driveways and on streets; a satellite dish on a pole behind a bush in a front yard; the overgrown yards and plant beds of vacant houses and lots; unleashed dogs leaving presents in neighbors' yards and our green spaces; etc.  Even though several of the violations are easily visible in the day, it would be good for the developers and management to occasionally do some night inspections to monitor violations.  I see the by-laws as being a way to protect the property values of all of us who invested in homes in Little Spring Farm.  With builders and others depending on drive by impressions of prospective buyers it seems it would even be more of a reason to enforce bylaws.  Plus, it is unfair for those of us who keep our cars in driveways, get approvals for satellite dishes/home improvements, and pay storage fees for our recreational vehicles!  

I understand your concerns and appreciate the fact that you want these issues resolved.  I want to do whatever I can to make this happen because I feel  it is a direct reflection on me.  I have spoken with the developers and they are willing to back me in order to maintain credibility.  If someone has been given three notices  from me to remove a vehicle, trailer, etc. and fails to respond, they will be issued a certified letter from our main office and given three days.  It will be towed at that point if the owner still fails to comply.  (The by-laws state, however,  that only one notice is needed to follow through with towing)  

 In regards to the lots being maintained, I am going to discuss with the developers the possibility of giving me the permission to hire out the help needed if the builder is unable to keep it cut or maintained.  If it becomes necessary I can pull a few weeds myself to keep it  from becoming an eyesore and to at least keep it under control. For vacant lots, it has already been addressed and I think they are going to start cutting them more frequently than in the past. I will stay on top of it. 

 Now for the issue regarding dogs......... If you see a dog running loose and do not know to whom it belongs, call the pound.  If you do know the owner, call me and give me their name.  I am able to send them a notice at that point.  It seems to me it would be an embarrassment to them if they are singled out and  have been caught allowing their dog to dump all over the place.  If you are a dog owner that walks your dog on a leash, please make sure you have something with you to pick up after them.  I must be blunt and tell you that it takes a lot of nerve to stand there and watch your dog make a deposit on someones property and just walk away from it.  The piles left at the Clubhouse are especially appreciated!  I can assure you that it is horrendous for a perspective buyers to accidentally step in it on their way into the Clubhouse.  We try to keep the messes picked up around the Clubhouse but we can't scout out the neighborhood looking for the piles----we simply would never be able to keep up with it! For anyone guilty of this, please have some common courtesy for your neighbors and save yourself the embarrassment of possibly being seen.  People are now watching because it has gotten out of hand.

 Finally.......... home improvements.  This includes fences, decks any exterior additions that you plan to add to your home MUST be submitted to me and approved by the developers.  This week we have found a few residents that went ahead with their installment of their fence without approval.  Remember, without proper approval, if it is found to be in violation, YOU are responsible for its removal or replacement.

You are absolutely correct in that it is unfair for the residents who do abide by the rules to sit back and watch others take advantage of them.  I hope enough people are able to pass this information along and get the message across that we are going to be doing everything we can to improve the issues that you have stated above.  I will work hard to improve this situation and hope you all will be patient as we implement changes to make this happen.

BTW:  Still looking for that satellite dish in front yard.....

One of the reasons we purchased in this neighborhood was because we were told the restrictions would be upheld.  I am concerned that they are not being upheld.  There are many people parking in greenspaces and on the streets overnight while their driveways remain empty.  There are several other issues as well. 

trish, you have not been working for little springs farms for that long, so understand that this is not meant as a slight to you....i've taked to you and personally think you are a very good person and will do a good job .

my wife and i bought in this neigborhood for two reasons...we were told that the retrictions would be enforced and that "dang" beautiful waterfall that i couldn't get out of my head.

i live on a corner lot and you wouid be amazed at the number of people i have told to take their animals to a empty lot.....not my yard!!!..and they actually get mad.....too bad.......

i look at two cars  and sometimes four parked in the street almost daily......                       i was also under the impression that this was a "single family" residence neigborhood....and i'm not refering to aunt minnie visiting for a week..

i am almost positive that there are  worse things going on in the neighborhood , that i won't mention at this time...tks,don clark
