Our Information

Landon Lake Estates

Review the deed to your property. The restrictions are commonly listed in the legal description.

Deed restrictions are typically put in place to make sure every homeowner takes an interest in keeping their property in good condition, and to maintain a cohesive outside appearance among homes. Restrictions also can protect residential areas from commercial development.

To find your deed and restrictive covenants, you can ask the owner of the property or real estate agent to provide you with the details.

It is important to know the impact of restrictive covenants and the person's who enforce them, as they can effect the purchaser's use and enjoyment of their property. As part of your due diligence process process before you purchase any real property, it is important to take into consideration restrictive covenants covenants and their potential impact on the use and value of the property they plan to purchase before it''s too late to walk away. Restrictive Use covenants will almost always restrict your property to certain uses. Here, at Landon Lake Estates usage is primarily restricted to Residential use only. Here, at Landon Lake Estates, we have a HOA but we are "voluntary" so it is up to the individual owners or group of owners to enforce the restrictive covenants against other property owners. We do however, have the Harrison County Zoning and Code Administration to help with enforcement. Harrison County will not knowingly issue a permit or variance that is a violation of the property owners restrictive covenants.
