The Hunters Ridge Village Community Association, located in Kingwood, was formed in January 1979.

The community includes 1,034 single-family detached homes in four sections; a small commercial shopping center at Northpark and Brookdale; a church - The Church of Jesus Christ of Latter Day Saints - on Northpark and Deerbrook; a community park on 2706 Brookdale just south of Northpark; and a community pool on 4121 Oak Gardens between Woodbridge and Brookdale.

There are four entryways, all accessed from the south side of Northpark Drive east of S. Woodland Hills: Meadow Spring, Woodbridge, Brookdale and Deerbrook. All except Meadow Spring are marked with lighted entrance signs and landscaping on a median.

The annual assessment is $180, one of the lowest in Kingwood. The fiscal assessment year is July 1 - June 30.

There are nine Directors serving on the Board: Jeff Hall, President; Mark Jensen, Vice President; Michael Tomcykowski, Secretary; Ray Anderson, Treasurer; Denise Caruselle; Steve Wischoff; Jim Dees; Jim DeGraffenreid; and Bartt Shelton.

Services provided by HRVCA include: Harris County Constable contract; community pool maintenance, operations and improvements; community park maintenance and improvements; entryways (3) and common areas (several cul-de-sac islands)landscaping, maintenance and improvements; deed restrictions/ACC enforcement; Kingwood area parks operations and maintenance; Kingwood area supplemental public safety expenses; Kingwood entryways on Kingwood Drive; Annual Xmas Decoration Contest judging (by recruited Hunters Ridge volunteers); mosquito fogging from April to November or later; contract with garbage service provider (currently Waste Management/Kingwood Garbage Service); periodic newsletter mailed to all property owners and residents; and liaison with Houston city government.

Deed Restrictions Summary:

The following is a condensed form of the Protective Covenants (the “Deed Restrictions”) governing the Hunter’s Ridge community, taken from the full original 1979 documents and clarifying policy resolutions passed by the HRVCA Board since 1994. Copies of the full documents for Sections 1 - 4 are available at www.kingwoodcable.com/kam and the Harris County Kingwood Library. Although the covenants are each slightly different (except Sections 3 and 4, which are identical), this summary applies to all four sections of Hunter’s Ridge Village. ACC Submission forms may be obtained from Community Asset Management at 281-852-1155.

* No additions or alterations to the exterior of the house are permitted without prior approval from the Architectural Control Committee (the “ACC”). Such modifications include, while not being limited to: structural additions, exterior painting (including color), roofing (must be 25 yr. warranty or better, non 3-tab shingle construction, and wood-tone shingle color), and satellite dish installation.

* Nothing may be built on a lot without prior approval of the ACC. This includes, but is not limited to, pools, storage buildings, playhouses, driveway extensions, patio/deck covers, etc. No temporary structures are permitted.

* No live trees with a diameter of 4” or more shall be removed unless they are diseased, unsightly, or pose a hazard to the property. ACC approval is required prior to removal.

* No activity, whether for profit or not, is permitted if not related to single-family residential purposes.

* No activity shall be permitted which may be or become an annoyance or nuisance to the neighborhood. The Association’s Board of Directors has the authority to determine what constitutes a nuisance to the community, and has adopted certain guidelines, in the form of policy resolutions, to further clarify this restriction.

* Any structure other than the original house and garage is limited to eight (8) feet in height.

* No boats, trailers, campers, inoperative cars, etc. may be stored on or next to the driveway or on public streets. Any such storage must be completely screened from public view.

* No animals other than common household pets are allowed. Pets must be leashed when not restrained within an adequate enclosure. A total of no more than five (5) cats and/or dogs is permitted, with no more than three (3) dogs allowed by City of Houston Ordinance.

* All lots shall be kept in a sanitary, attractive and safe condition at all times. Height of grass may not exceed six (6) inches. Grass and/or weeds must be kept from growing over on to the street. No burning of trash, leaves, etc. is allowed; any wood piles must be neatly stacked; and yard equipment and storage piles must be screened from public view.

* Objects or plantings on corner lots must not obstruct visibility at intersections and must meet certain setback and height requirements.

* No advertising or contractor signs are permitted, except one “For Sale” or “For Rent” sign, limited to 576 square inches.
