About our association

HICKORY CREEK CIVIC CLUB

The Hickory Creek Civic Club (HCCC) was founded in August 1997 by a caring and dynamic group of residents of Hickory Creek (a/k/a Twin Woods Subdivision), in Pearland, Texas, with the intent of fostering a tight-knit, family closeness between neighbors of what is now about 120 homes.

HCCC has a charter and is complete with annually-elected officers and directors. Since this executive committee is acting on behalf of all homeowners in the neighborhood, each homeowner is encouraged to participate in the Club and its programs. However, membership with HCCC is strictly voluntary!

The fact is that Hickory Creek does not support a mandatory homeowner's association (HOA); this translates to a Club which is social in nature and not responsible for legal action against neighbors. There is a Restrictive Covenant (Deed Restrictions) that is the law of the land and property owners are serious about its enforcement. Most residents moved here knowing this and work hard as a unified group to keep the neighborhood strong and property values high.

ADMINISTRATION

MEETINGS.
Each regular meeting follows a structured agenda for about an hour on the first Tuesday of each month. Since we do not have a formal meeting place, meetings are hosted by rotating member households, the hosts selflessly opening their homes for Club business and offering refreshments for their neighbors afterward.

FELLOWSHIP.
Regular meetings are important. They along with the many social programs are designed to keep us informed of issues which affect our families directly or indirectly. But mostly they are our fellowship, allowing for everone to meet frequently with and know his neighbors.

MEMBERSHIP FEES.
Membership is voluntary and dues amount to $60 per year, per household. Compare this with the $200-$600 per year of mandatory HOA's. For $5 per month, everyone can afford to be a member.

NOT-FOR-PROFIT.
These annual dues are relied upon for monetary relief of lawn maintenance of the front and back entrances to the neighborhood. The budget is limited so many social programs are sponsored by a collective and gracious membership, caring individuals who are simply too many to mention.

DEED RESTRICTIONS AND HCCC CHARTER.
The Club urges you to be familiar with legal documents supporting the neighborhood. It is both your right and your responsibility to know and understand these documents. BENEFITS OF MEMBERSHIP

Well, for starters, it's just a fun and organized way to meet your neighbors! By our Constitution's Statement of Intent, we exist:

"...to recommend programs which improve or maintain the Hickory Creek property values, which protect the families and their children."

These goals are important to everyone, members and non-members alike, but the Club is a means by which social events can be organized to foster that "good will" between neighbors. And we have lots of fun doing just that.

Occasionally, the need arises for our neighborhood to stand together as one in our growing Pearland community, as collective expectations of our local government need to be be satisfied. By being unified, Hickory Creek can appear strong and united in the eyes of our local council, and our neighborhood goals can be easily realized.

Most important, your household cannot be represented in the event of a forum vote on Club issues without membership. You should not be satisfied with a select few making decisions that affect you and your family.

Finally, every year adds new and innovative approaches to the fullfillment of our charter, keeping synergy strong between residents. Some of the programs we've had in the past include:

- Neighborhood-wide Garage Sale
- Regular Pot-Luck Block Parties
- "National Night Out" with McGruff for the kids
- Newsletter to all Residents
- "Adopt-A-Family" for the Christmas
- "Neighborhood Watch" Crime Prevention
