Minutes of the board of Directors Meeting
February 10, 2003

Meeting called to order at 6:40 P.M. by Erich Stein.
Minutes for January 13, 2003 were approved.
Management report by Marcia Konopka.
Financials: Reserve account balance as of January 31, 2003 is $86,377.31.
New Apartment Building (on Winnetka):
• Our attorney will contact the owner regarding the following two points: (1) sharing of driveway maintenance costs and (2) observance of restricted parking in the alley and our guest parking spaces.
• It was decided not to bring up the issue of noise as it may cloud the above two points.
• We are checking with the Manager of the Board of Directors of Runneymede - Phase I to determine if the apartment owner has an easement deed to use their portion of the driveway as well as ours.
Repairs/Maintenance:
Holiday Decorations:
• After consideration the Board of Directors decided holiday decorations should be removed within three weeks after a holiday. Notification will be sent to homeowners after the next holiday.
Landscaping:
• Further landscaping/planting is being set-aside until March or April when the weather is warmer.
Pat September is awaiting bids from Savanna Landscaping
Termites:
• Bur-Cal was to have completed local treatment of units by the end of January. Marcia is to contact
Bur-Cal to see if this has been finished.
Concrete Gutters:
• Standing water is still accumulating in the alley behind 20135/20121. Marcia to contact Munson Paving regarding scoring of the concrete to facilitate water flow and eliminate standing water.
Lighting:
• Security light fixture at 21035/21039 – one bulb keeps blowing out – a short is suspected. Marcia to contact electrician.
• Security lights at 20135/20139 need to be “re-aimed” to eliminate dark areas.
Parking:
• Howard Sommers towing signs to be posted.
Plumbing Repair:
• JB Plumbing has completed plumbing repair work at front of complex at a cost of $2,800.00. JB Plumbing destroyed ivy in front of 20111-1 and 20127-1. Marcia will contact JB and negotiate $100.00 for damages.
DWP Utility Vault:
• The concrete is crumbling at the DWP utility vault in alley behind 20135/20121/20127. Marcia is to contact DWP.
Mailboxes:
• A bid of $6,548.00 has been obtained to install new boxes and haul old boxes away. Marcia to investigate and get reasonable bids, including installation.
Rodents:
• Bait Stations - Marcia to check with Catch ‘Em to see if the outside bait stations are still being serviced and if they are still necessary.
Steve Harding:
• Screen doors need painting – unit 20111-3 and 20121-6.
• Front door needs a coat of paint – unit 20121-3.
• Pool filter “turn on” leaks and needs a washer.
• Need quote for installation of mailboxes.
• Need quote to replace fascia board on garage – unit 20111-5. Steve to work with roofer.
• Wood-rot repairs – awaiting trimming of Oleanders by 20135-1 and 20121-6. Additionally, 20135-3 advised of additional wood repair/replacement.
Homeowner concerns:
• Garage roofs: concerned about possible damage from loss of stones after recent windstorms. An inspection by a roofing company to assess damages is to be arranged by Marcia.
• Utility Cabinet at 20127-1: Pat suggested removing the bushes and putting in stepping-stones to facilitate access to cabinet – pending.
• Garage door lubrication: an email was received suggesting it would be more efficient to have Steve Harding do the lubrication. Homeowners would have the option of doing it themselves or paying for the service upon completion. Memo to be sent to homeowners.
• Screen Door: Rusty screen door – 20111-12 – inspect and advise.
• Garage door: Scratched door – 20119-2 - inspect and advise.
