CHEVINGTON WOODS CIVIC ASSOCIATION
MINUTES OF ANNUAL MEETING

December 13, 2004
Holy Redeemer Lutheran Church
Pickerington, Ohio

Call to order: President Comanita called the meeting to order at 7:15 p.m. and noted that a quorum was present. There were forty-five (45) residents in attendance. The CWCA member (property owner) sign in sheet is on file and made a part of these minutes by reference.

During her opening remarks President Comanita thanked the residents present for enduring the inclement weather to attend the meeting.

The Chair introduced the Officers and Trustees present at the meeting by name and Area of representation.

Reading of the Minutes: The Chair called for the reading of the minutes of the last annual meeting held on June 30, 2003. Secretary Snell read the minutes of the last annual meeting. The Chair called for amendments or corrections. Hearing none, the minutes were approved as read.

Treasurer’s Report: The Chair called for the Treasurer’s report. Treasurer Briggs presented the Treasurer’s report and distributed copies of the Year-To-Date report of income and expenses to the members present. The Chair inquired if there were questions and hearing none, moved to the next order of business.

Old business: none

New business: Deed Restriction Issues – The Secretary reviewed the results of the deed restriction survey and noted that most residents responding supported the majority of the proposed changes but that rewording of certain provisions was necessary to conform to the wishes of the majority. It was noted that 21% of the households in Chevington Woods returned a survey form.

Thereafter a lengthy discussion was held among the members present in regard to deed restriction issues.

Eventually, two questions were posed to the members present:

1. Do you want the CWCA Trustees to move purposely forward on deed restriction revisions and enforcement? A show of hands was almost unanimous in the affirmative.

2. Do you want the revised deed restrictions to include a provision that members
who have refused to pay dues will have a lien placed upon their property to
eventually collect the dues owed? A show of hands was almost unanimous in
the affirmative.


Thereafter, the Chair called for any other business to come before the Association. Hearing none, the chair entertained a motion to adjourn.

Member Juliet Squier made a motion to adjourn; it was seconded by member Jay Delinger and passed without dissent. The meeting was adjourned at 9:30 p.m.
