Welcome to Calvarese Farms!!!

Calvarese Farms is a community of 145 single-family homes located in Bear, DE. We are in one of the most convenient areas around. Major roads, shopping and dining are only minutes away! The development is surrounded by 72 acres of open space, has a storm water pond at the rear of the development and many lots back to woods. Deed restrictions apply. The community builder for Phase I (122 homes) is Gemcraft Homes. Construction on the first Gemcraft home began in 2004. Phase II (23 homes on Rosemary Ct) is being built by Marra Homes. Construction began in 2007 and the last home is scheduled to be completed in 2009.

About our association

Calvarese Farms Maintenance Corporation

The Calvarese Farms Maintenance Corporation is the entity that owns the common areas. The purpose of the Maintenance Corporation is to maintain, enhance and protect the common areas and common interests of the division. Membership automatically includes every homeowner in the development – and that means YOU! ☺

Homeowners paid a start up fee at the time of settlement. Mandatory assessment dues are then collected annually. The assessments are used to pay the expenses of the community. Some examples are landscaping for the open space, insurance for the entrance sign and commonly-owned areas, mailing costs for correspondences, newsletters, etc., our property management company, or any other item delineated in the governing documents or agreed to by the Board of Directors.

Board positions are elected annually and are held by homeowners willing to volunteer their time and effort to be involved. Our annual elections are held in January. The Board of Directors oversee all aspects of maintaining the community. Some duties include setting and maintaining budgets, assessments, reserve funds, and supervising the Property Management Company.
