JUNE 1, 2007 WELCOME NEW NEIGHBORS!

With this edition of the Woodlake Window, we would like to first welcome all of the newcomers to Woodlake Estates since the first of the year. If you see these new neighbors at the pool or around the neighborhood, be sure to give them a friendly wave and cheerful greeting: Jason & Katie at 2900 W.Way, Kelly & Leigh at 2532 W.Way, Phyllis & Bervin at 2545 W. YARD OF THE MONTH

Thanks to the work of the Yards Committee and YOU, our concerned gardeners, we've had another successful season (so far) of getting our neighborhood publicized and having strong and continuing commitment to holding our reputation high with the City of Norman, through the Cleveland County Master Gardeners, as one of the most well-maintained and colorful communities in town! Congratulations to all and don't lose faith if your yard has not yet been publicly recognized!

VOLUNTEERS NEEDED FOR FUN STUFF!

We need a volunteer to act as coordinator for our annual October Children's Costume Party. Several helpers simply need a voice and an organizer of activities and meeting-times. Even if you do not want to coordinate, volunteer to HELP! We also need to have folks call to volunteer for our Ice Cream Social on the first Tuesday of August! A clubhouse representative is also still being sought out. Call a board member for information.

'WEATHER ON THE WEYMOUTHS'

WE have measured over 36.00 inches (yes, a yard)of precipitation in Woodlake Estates so far in 2007, and several Spring and early-Summer events with 3.00-5.00 inches over 1- to 3-day periods. What this means is we have been witness to the so-called "100-Year Flood". If you've experienced flood damage to the foundation of your home, it means you're in the "100-year Floodplain" and may need to consider increased insurance coverage. Regardless of actual damages, we all have experienced at least some re-arranging of our drainage patterns throughout the neighborhood. Any recent landscaping which has been successful in creating a water-barrier will likely hold in any future flooding as well (until the "500-Year Flood" which, theoretically will come from the kind of wet-weather pattern we have witnessed this Spring, in conjunction with and in addition to a period of increased Tropical Storm activity moving out of the Gulf of Mexico and overspreading Oklahoma with sustained heavy tropical moisture). Let your Homeowner's Association know of any major drainage concerns you may have, and we will bring them up to the correct city agencies for discussion of the methods of relief. One thing the city is beginning to do at this point, is to hold developers of future interests responsible for poor initial drainage-planning well after they pull out of a community.

OUR STREETWORK

The timetable for repairs has been contingent on the City of Norman crew-availability, with respect to emergency repairs due to...the weather. A private contractor is slated to mill the street down a few inches before re-paving is performed. Be aware that any cars parked on the street will be required to be moved elsewhere when work commences. You will be notified of any temporary blockage to your driveway. Please note: If you notice any unusual leakage or other abnormal street condition near your home, let us know and we will try to work it out with the City Streets Dept.

Our community website is a great resource for updated information and for personal or anonymous interaction on current issues (in the Discussion Forum). Look for feedback from your neighbors and the board on any comments, concerns, critisisms or compliments.
