HAO Board Meeting - July 11, 2007

Woodgate South

Meeting began at 6:30 PM. Attendees included Mike Morgan, Evelyn Cornelius, Carolyn Ryan, and many other residents of the neighborhood.

All Board members present: Jim Royston, Doris Bender, and Gary Ryan.

1. Decision was made by the BOD to table approval of minutes until next meeting.
2. Board discussed financials with attendees. Explanation of certain accounts including receivables and legal costs.
3. ACC – New members were added to the Architectural Control Committee. These new members are Lori Banks and Evelyn Cornelius. They join the existing members: Mary Bayer, Ralph Hart and Mike Morgan. Board approved the new members: Gary Ryan entered the motion, Jim Royston seconded the motion. Vote was unanimous.
4. Snow removal – Board tabled to explore further. Possibilities include bringing in a loader to clear path in snowstorm exceeding a certain depth. Issues: Where to dump the snow, and whether to hire a driver and plan in budget. We would need driver “on call” when necessary.
5. Fence Staining – A list of fences in need of repair was presented at the meeting. The Board unanimously agreed that these homes were in violation of the covenants regarding fence maintenance. Fences to be stained using DP315 color per covenants. Fences facing the entrances to the neighborhood are the responsibility of the homeowner, and not the HOA.
6. Svirsky Case – Detailed discussion regarding lawsuit results. HOA won lawsuit; Svirsky has appealed. He has certain time frames to meet. It is expected that appeals ruling may not come until November or December. Mike Morgan stated that the ACC should remain separate from the BOD at this time. BOD believes that communication from the ACC and Randy is important in addressing various covenant issues. BOD will ask ACC to address Board at the meetings to help Board understand what is happening with various covenant issues.
7. Rental Properties – At least three rental properties exist in the neighborhood: 5266, 5174, and the house on the left as you enter from Belleview. Owner of the home is responsible for maintaining property according to covenants. Randy contacts owners on property when issues are identified. BOD has informed the Welcoming Committee of the need to inform new homeowners of the covenants and is asking the Committee to make sure the new owners have the latest covenants.
8. Meeting adjourned at 7:20 PM.
