Keep the Light On
Please replace porch and carport light bulbs when necessary and leave those outside lights on at night to discourage vandalism and theft and make our neighborhood a safer place for all of us.

Working on Improvements
A lot of work is being done to improve the Willow Lane Community. Over the years, some things have been allowed to get pretty run down and are in need of some major repair. In the past couple of years repairs were made to the pool and deck and many roofs. This year work has been done to repair many of the parking lots, with seal coating currently being done. Other areas receiving attention this year are privacy fence repairs, painting, mud jacking porches, and more roof repairs. By doing part of the necessary work each year, eventually we will be in a position to be on a maintenance schedule instead of a major repair schedule. These are all things that, when completed, will improve the value and appearance of our homes. Due to the amount of work needing to be done, the high cost, and the time involved to complete the repairs, they cannot all be completed immediately. It has to be spread out over a few years. The Association is anxious for these projects to be complete and to get on a regular maintenance plan so we can avoid finding ourselves in the same situation of playing catch-up sometime in the future. Having a full Board of Directors who are willing to work together toward this goal is an important factor. Right now we have two open positions on our Board of Directors and would welcome volunteers. All homeowners and tenants can do their part in improving our neighborhood and helping to keep unnecessary maintenance costs at a minimum. Here are just a few ways this can be done.

Being conscientious and respectful of the common areas. When our actions damage the grounds or facilities, who pays for that damage? We all end up paying for the damage if those responsible are not known. Repairing those damages may take money away from funds designated for one of the major repair projects, thus interfering with the schedule for those projects.

Complying with the city codes pertaining to pet care and the picking up after your pet. We now have the 3 dispensers installed in our community with plastic bags to use for pet waste clean-up.

Making sure trash is placed in the proper receptacle. If it is too large to put into the dumpster, it should not be left by the dumpster. The owner of those items should make arrangements for their disposal. If you observe someone putting trash or large items near, instead of in, the dumpster and you can identify who the person is or which unit they live in, please call Faith so they can contact them.

Making the necessary repairs to the storage area of your carport. This is the responsibility of the homeowner and will improve the appearance and value of your home.

Remember, changes to the exterior of your unit need to be approved by the Architectural Review Committee before being made. Submit the request to property management for approval by the Architectural Review Committee. The committee has two-weeks to make their recommendation to the board and reply to the request.

Just a Reminder
Monday is mowing day and if you have added wire fencing or a gate to your split-rail fence, leave the gate open on mowing days if you want Grassroots to mow inside your fenced area. If the gate is not left open, Grassroots will not mow and the maintenance of that area will be the homeowners responsibility.

Neighborhood Night Out
August 3th is Neighborhood Night Out. This event takes place all over the country on the first Tuesday night in August. The purpose is to create safe neighborhoods by getting out and interacting with your neighbors. Volunteers would be appreciated to make plans for our neighborhood?’s activities for that night.

The clubhouse is available for resident or non-resident use. Call Faith Property Management for details about reserving the clubhouse.

POOL KEYS
Last summer new pool keys were issued. If you did not exchange your pool key at that time it will be necessary to go to Faith Property Management (300 E. Boardwalk, Building 6B) to get your new key for access to the pool or tennis courts. That same key gets you into the restrooms at the pool. Be sure to bring your old pool key to exchange for the new one. Climbing over the fence to get into the pool damages the fence and is not an acceptable alternative.

July 30, 31 is the Great Sofa Round Up
The Sofa Round Up is an opportunity to unload unwanted couches and pick up needed couches ?– all for free. The event is held in the west parking lot near Moby Arena on the CSU campus. The city?’s Neighborhood Resource Office will schedule couch pick-ups prior to July 30 if you want to donate a couch. If you need a couch, go check it out. For more information contact the City of Fort Collins Neighborhood Resource Office at 224 6046.

The pool rules have not changed since last year. Please review them. There is no lifeguard on duty so, in the interest of safety, children must be accompanied by an adult when in the pool area. The pool is for the use of Willow Lane residents and their guests. Enter the pool through the door at the east side of the pool only. Please do not climb over the fence because that causes damage. Pool cleaning is done three times a week. Please help keep the pool area clean by picking up and disposing of your trash when you leave the pool area. To report vandalism or other misuse of pool privileges, request cleaning of the pool, or for other questions, contact Faith Property Management. People who do not have a pool key with them should not be let into the pool area.

POOL RULES

All persons (members and/or guests) are to SWIM AT YOUR OWN RISK. Owners and/or management are not responsible for accidents and/or injuries. An adult must accompany children (at all times) who cannot swim in a proficient manner.

General pool hours are from 6:00 A.M. to 8:30 P.M. (Monday-Friday), 8:30 A.M. to 8:30 P.M. (Saturday and Sunday). No one is permitted in the pool facilities outside of these posted hours without prior approval.

Only specifically designed swim attire is permitted. Persons wearing questionable clothing item(s) will be immediately asked to refrain from entering the pool.

An adult must accompany children under 14 years of age at all times. Children 14 and older are allowed at the pool unaccompanied by an adult.

Children who are not toilet trained are required to wear ?“SWIMMIES?” or any other product sold on the market that is intended for pool use.

Persons with fever, cold, skin, eye, nose, throat or any other infections, sores and/or other related illnesses are not permitted to use the pool.

Pool officials have the discretion to close the pool facilities at any time.

No glass containers are permitted within the pool area.

No bicycles, roller blades, roller skates, skateboards, scooters, and/or related items permitted within the fenced pool area and/or tennis courts.

No running, horseplay, diving, alcohol or smoking of any kind. Violator(s) of these rules may be asked to immediately leave the pool facility.

No pets (with the exception of Seeing Eye Dogs and/or other service animals).

Member(s) and their guest(s) are required to leave the pool facility in the same condition they found it. Trash created is to be properly disposed of. Failing to do so may result in loss of privileges or fines.

Only the pool staff is allowed in the pump or chemical rooms.

Misuse and/or damage of the equipment and/or facilities will result in loss of privileges and/or fines.

Pool staff has full and final authority on all immediate matters concerning pool use.

Representatives, board members, and property management reserve the right to deny the use of the facilities to anyone at any particular time.

Flotation devices of any kind are permitted. Anyone who cannot swim and is using a device is required to be within one arm?’s reach of a supervising adult.

Willow Lane Townhome Association, it?’s officials, and Faith Property Management are not responsible for any lost, stolen, and/or broken items. All valuables are to be properly secured and/or left at home. Items left in the pool area will remain for 48 hours and then be discarded.

Willow Lane Townhome Association and/or the management reserve the right to change, modify, and/or amend the above rules at any particular time. Violation of these rules may result in loss of pool privileges.

Willow Lane Townhome Association has the discretion to allow unaccompanied guest status to babysitters (age 14 or older), housesitters, and other individuals the Willow Lane Townhome Association deems appropriate. This unaccompanied status will be approved with the issuance of a letter, pass or any means the Willow Lane Townhome Association deems appropriate.

No member(s) will be allowed more than their immediate families and six guests during normal pool hours. No member(s) will be allowed to circumvent this rule by asking other members in order to avoid the proper requirements for party use. No member(s) will be allowed to borrow any other Willow Lane Townhome Association members?’ keys.

Aside from the homeowner?’s immediate family and their six guests, no more than groupings of 10 guests and members will be able to congregate in any area of the pool at any time.

Have a fun and safe summer and help keep the pool area clean for the enjoyment of all who wish to use it.
