Oct. 27, 2010 Westhaven Commons HOA Update

Good Day, Westhaven Commons Homeowner!

 Before reading this email—Omni and the Board of Directors will not be able to answer any questions individually.  Please write down “all questions and comments” and bring them to the Annual HOA meeting. (To be announced—we’ll have Yard Signs like normal for all of our meetings.)  All homeowner questions, concerns, and comments will be address at that time…thank you in advances for everyone’s efforts.

 The Board of Directors (Volunteers) is working with Omni Property Management Company to come-up with and agreed to balanced budget based on our current financial status; we will discuss everything at our Annual budget meeting to be announced. 

 Keep in mind, we are not the community we once were in the beginning however, we have not fallen off financially!  We, as a community have to make the right decisions moving forward with our finances in first. 

 We are trying not to increase our HOA dues—so the Board of Directors and Omni are coming up with creative ways to save the HOA money.  However, we do not know if it is going to work. We will discuss everything at our HOA Annual meeting which will be announced.

 We are in talks with “new” attorneys and we will be signing a contract with the best firm, in the near future!!

 Note: Omni and the Board have everyone’s records.   The law firm said, they will know who is delinquent because of the delinquent account records.  Omni and the Law Firm will not be afraid and will not back-down from wage garnishments, liens, judgments, and body attachments, whatever it takes to get our HOA fees…also foreclosure on the condo unit.

 We as a community has sat long enough without answers or the run around…now is the time to pull-it-together and get answers to our questions , rather , we like it or not…it will be the truth. 

 “Numbers do not lie!”  "All"Delinquent homeowners please start paying your HOA dues and past dues...please call Omni and talk about your individual account.

 Moving on, we as the board of Directors have put a mandatory freeze on "any and all repairs" on the Westhaven Commons property until we come to an agreed balanced budget with Omni.  Hopefully, by the beginning of November  2010 we will have a balance budget…if it’s not balanced… the board of directors have decided to only sign a snow removal contract…for the winter 2010-2011.

 A shocker!  The Board of Directors has been informed by Nationwide Mutual Insurance, Mr. Bob King---they will not be covering the leaking windows that they first agreed too. This is based on Nationwide Mutual Insurance  finding stating it's a structural defect, which is a builder defect and not a Nationwide Mutual Insurance problem; they said, its a builder detect which is Gunstra who is out of business.  We as a board know that our builder is no longer in business, which puts the repairs onto the homeowner not the HOA.   We are now trying to get a few more opinions on this matter.  Yes, Nationwide has taken their time getting back with Omni and the board…which we will discuss more at our annual meeting.

 At this time, our operating monies will be discussed at the Budget meeting to be announced.

 The Board of Directors and Omni will be having a meeting Oct. 28, 2010 at 2:30pm for our 2010 budget.  Keep in mind, Omni legally took over Westhaven Commons on August 23, 2010. 

 Please keep the Westhaven Commons homeowners, Omni, Lawyers, contracted agents, and the Board of Directors in everyone’s prayers.
