Dear New Homeowner, Welcome to West Spring! We know the process of moving is a stressful one, and that you are no doubt up to your ears in various paperwork. However, we do ask that you take the time to read these basic rules before your arrival at West Spring, in order to make things easier for both you and your neighbors. 1. The management office must be notified in advance of any move-in or move-out. All moving is to be done between the hours of 9:00 a.m. and 6:00 p.m. Monday through Friday. Vehicles are to be parked so not to obstruct traffic or parking, and movers must access the stairs or elevators via the basement (garage) level, not the lobby. As there is only one elevator per building, please do not tie it up by holding it while loading and/or unloading. 2. A one-time moving fee of $200 must be submitted to the management office no later than your moving day. This covers both your move-in and move-out, and is used to fund the cost of painting and repairs to the elevators, carpets, hallways, and walls. Payment should be in the form of a check payable to West Spring Condominium. 3. Upon moving, all residents must complete an Owner/Tenant Information Form for our files. This contains your emergency contact information, as well as pet and vehicle registration. When you visit the office to fill out this form, we will also issue parking permits for your vehicles. Up to two vehicles may be registered for each unit, and all vehicles must bear West Spring permits. 4. No dogs weighing more than 25 pounds at full growth are permitted. All dogs must be leashed or carried when outside your unit, and proof of Montgomery County vaccinations must be registered with the management office. 5. Please provide the management office with a set of keys to your unit. In the event of an emergency when you are not home, we may need quick access. They will also come in handy if you are expecting a contractor, or if you happen to lock yourself out of your home. 6. Owners who rent their units must be licensed by Montgomery County’s Department of Housing. If you are planning to rent, contact the management office for instructions. Be sure to give your tenant(s) a copy of this notice, as well. It is your responsibility to ensure that they comply with West Spring regulations. 7. Basic cable is included in your condo fee. West Spring residents also receive discounted services for upgrades in TV or internet connection with Comcast, but you must contact our Bulk Account representative, Steve Robinson, at (240) 372-1213 (not the main Comcast office). Give Steve a call with your moving date and address, and he will be glad to set things up for you. 8. A land line is required in order to use the front door entry system. Let us know what your new phone number is, and we will program it into the entry system so that you can buzz in guests. When they call you from the front door, press “6” to let them in.
