Architectural Control Committee

The Timber Creek subdivision is a planned unit development, a Common Interest Community. A Declaration of Covenants was filed with the Larimer County Clerk and Recorder when the property was first developed by Everitt Companies. Each homeowner should have a received a copy of the Convenants when they purchased their property.

The Architectural Control Committee (ACC)

According to Article 7 of the Covenants, "The Architectural Control Committee is established for the purpose of maintaining within the Common Interest Community a consistent and harmonious general character of development and a style and nature of building design and visual appearance consistent with the natural beauty and features of the Common Interest Community." The committee has three members, appointed by the Exectutive Board, from among the lot owners. Members serve without compensation.


The most important committe responsibility, as defined in Article 2 of the Covenants, is: "...to review and approve plans for the construction or modification of improvements on Lots as set forth in Article 7 of this Declaration."


The ACC must consider any changes or additions a homeowner intends to make to their property (including landscaping) before work begins. An Architectural Review Request form is available from Poudre Property Services. Homeowners must fill out this form, prepare the plans explained in Section 7.3, and return them to Poudre Property Services.
