Several times a year, our board of directors mails a newsletter to keep us all updated and informed on various neighborhood issues. These newsletters will also be posted on this Taft Canyon website.

Annual Picnic a Bit Hit!

We are grateful to picnic chair Becky Rosetti and her team of volunteers for all their hard work in making our annual neighborhood picnic such a success.

We hope everyone met someone new and enjoyed the afternoon with friends and neighbors!

Thanks to everyone who attended and brought food to share. I met so many great people and look forward to making the picnic even better next year. (Am I crazy for thinking about doing it again?) Sorry if I missed anyone!

Neighborhood Watch

Keeping us all safe?…

Did you know that we have an active and effective Neighborhood Watch program in Taft Canyon? Its purpose is to reduce residential crime and keep us all informed of any disturbance.

Our neighborhood is divided into 28 different sections, each with its own block captain. You will hear from your block captain when burglary, vandalism or some other troubling event occurs.
Conversely, if you have an incident to report, please contact either your block captain or Phyllis Kane, our Neighborhood Watch chairperson, 225-9737. Phyllis can tell you who your block captain is, if you aren't sure. THANK YOU BLOCK CAPTAINS!

The Larimer County Sheriff's department is pleased that we have such an effective Neighborhood Watch program. They are encouraging us to be vigilant, and bold, about reporting suspicious behavior.

A Tale of Two Websites

Currently, we have two websites associated with our Taft Canyon neighborhood. Each serves a unique purpose for our homeowners. We hope you?’ll bookmark them both!

Website #1:
Our Community Gathering Spot
The first website, whose address appears below, is more of a community gathering spot. Here, you can access our neighborhood discussion forums, news updates, annual meeting minutes, event calendar, and HOA board contact information. You can also connect with your neighbors by posting a link to your family?’s website.

Website #2:
Forms, Covenants, and Financials
The second website is maintained by our managing agent, Faith Property Management. It is more of a business tool. Here, you'll find financial and budget information, by-laws and covenants, and the form that must be submitted before you make any modifications to your property. Note: you must enter pass code TC20 to enter this site, due to the nature of the information it contains. If you ever misplace this pass code, please contact Mike at Faith Property Management, and he can provide it.

Road Improvements are Coming to Taft Canyon!
Our Taft Canyon board of directors has made a unanimous decision to continue the paving work initiated two years ago. The new paving work will address the sections that were not paved in 2006/2007. It will finish the area between the stop sign on Idledale Drive and the previously paved section of Wellington Drive. This investment in our neighborhood will be funded from our Capital Improvements line item and will still allow us to keep a reserve fund of nearly $50,000. The cost of the paving work will be $45,000.

Drainage Update
As you may recall, our board has also been studying options for the occasional drainage issues some of our neighbors have experienced. An engineering study was completed by Anderson Consulting Engineers, Inc., in February 2008. The study highlighted three ?“probable?” remedies to improve water flow through the tract D open space (the large central open space between Phase II and III Taft Canyon developments) and into, and through, the pond behind several homes on Grosvenor Court. The three remedies outlined in the study have been investigated by a Landscape and Irrigation company, which estimates that the three projects would cost $2600, $45,000, and $9400, respectively, for a total cost of $57,000. Our board has made the decision to go forward with the road improvement project as stated above, rather than make the drainage investment at this time. Look for an invitation to our annual meeting, to be held in late January or early February, during which we will talk more about the options and alternatives for addressing drainage in our neighborhood.
