June 12, 2007 Open Session Minutes


Board Members Present
Pat Prince, John Rosenthal, Jeff Downing, Janice Cunningham Edward Braunger was absent.

Call to Order
The meeting was called to order at 7:00pm by John

Sheriff Department
Lt. Doug Brown and Sgt. Clinton Lee from the Pinal County Sheriff Department came to discuss the recent out break of vandalism i.e. eggs, broken lights, broken window. Officers have been assigned to patrol the area at night through the end of the month.

Review and Approval of Previous Meeting Minutes
Jeff made a motion to approve the previous meeting minutes, passed unanimously.

Financial Review
Kevin reviewed monthly financials.

Kevin’s Managers Report

1. I contacted Media Com, the pipes are cut down.

2. Landscapers in Phase #2 east side working toward SMD. They have gone into the neighborhoods and addressed the common areas close to the road. When finished on D.D will start alternating between view fences and high visibility areas, starting with BP #1

3. The spa intake manifolds have been replaced with anti vortex covers.

4. Motor impeller broke and was replaced.

5. Photocells have been installed.

6. I have had the men’s room window replaced with temporary glass. Correctly frosted glass is on order.

7. V.C will warrant installed plants as long as they maintain them.

8. IPS will try measuring fences but no guarantee on accuracy.

9. I am refurbishing 3 chairs and purchasing 8 lounges, cost of $1,341.00.

10. I am also repairing straps on 6 chairs and purchasing 4 tabletops.

11. I had the Real Estate sign regulations and letter sent to the Gold Canyon offices.


Landscaping
The board is not willing to pay for extra manpower to clear the view fences. This is included in the maintenance contract.

View Fence Billing
Pat made a motion to hire someone to measure each lot with a view fence not to exceed $2,000 to measure the entire community. Passed unanimously.


Neighborhood Entry Improvements
Jill Moritz presented a comparison of Smiling Dog Landscaping and Valley Crest Landscaping for improving the landscaping at each of the neighborhood entrances. Jeff made a motion to approve the Valley Crest proposal including landscaping the front and back of the neighborhood monument signs, not to exceed $23,000 which includes lights and irrigation as per proposal dated 6/12/2007. Approved unanimously.

Numbering Neighborhoods
Jeff presented another proposal to number the duplicate neighborhoods, the cost is over $5,000. The board decided not to proceed feeling the price is too high.

Possible Dog Park
Dog park people are still working on it.

Possible Fire House
Drop from the agenda.

Playground
Jeff presented a preliminary play structure comparison of four different structures ranging from $28,000 to $74,000. The board agreed that Jeff could form a committee to look further into this subject.
