OPEN SESSION
MINUTES

Board Members Present Pat Prince, Jeff Downing, Janice Cunningham, Edward Braunger and Anne Cornelius

Call to Order
The meeting was called to order at 9:05am by Pat

Review and Approval of Previous Meeting Minutes
Jeff made a motion to approve the previous meeting minutes, passed unanimously.

Financial Review
Kevin reviewed monthly financials.

Sentinel Report
The board reviewed the Sentinel Report.

Violation Report
The board reviewed the Violation Report.

After Hours Pool Report
The board reviewed the After Hours Pool Report.

Playground
Jeff made a motion to remove for consideration the playground from the agenda, approved unanimously.

Home Purchase
Janice made a motion to remove for consideration the house purchase from the agenda, approved unanimously.

Landscape Lights
Kevin is obtaining additional information and speaking to contractors regarding fixtures that can be buried in the ground.

Irrigation System
Kevin has been in contact with Alex from Sculptured Earth to come up with a basic schematic of the clock locations and what general areas they control once they have the landscape under control.

Managers Report

1. V.C. finished on March 31st

2. S.E. has finished the last neighborhood and will now be working on SMD, D.D. and Cascalote.

3. Solenoid on pool chlorinator stuck on Friday causing too much calcium to go into the water causing it to be cloudy. I contacted the pool company and they took care of the issue.

4. I came out Saturday before Easter and fixed where gate was hanging up.

5. Working on strap repairs at pool.

6. IPS has started Superstition Neighborhood view fences. Shadows are next.

7. I have proposals in board packets for staining concrete caps and trim on entrances. This will include the repairs made so it will all match.

8. Jeff and I toured the Gateway for homes that need painting. A cover letter will accompany the violation along with a submittal form and the paint pallet for the Gateway.

9. Researching light options, talking with SMP and other contractors.

10. I approved the trail repairs to be completed by S.E., that the committee recommended. Scheduled for Wednesday

Valley Crest
Kevin is in communication with the attorney’s office regarding the best way to handle the issue of the March payment because of the lack of service from Valley Crest. The board asked Kevin to continue to withhold payment until he hears back from the attorney.

Landscape
Pat addressed the issue that planting in Association property by members was never permitted by the developer and is not permitted now.

Concrete Staining
Kevin presented two proposals for staining the caps and concrete trim in each neighborhood. The board asked Kevin to have the proposals re-submitted to include similar work for ease for comparison.

Pool Security
Jeff made a motion to provide security the weekend school ends and exams, dates to be determined, and Memorial Day, Friday through Sunday, total cost not to exceed $1,000. Approved unanimously
