Board of Directors Meeting Minutes March 2007

Open Session Minutes


Board Members Present
Pat Prince, John Rosenthal, Jeff Downing, Janice Cunningham and Edward Braunger.

Call to Order
The meeting was called to order at 7:00pm by John

Sheriff Department
Lt. Doug Brown from the Pinal County Sheriff Department came to discuss the location on SMD chosen by the County for the radar van and the program implemented by Pinal County.

Review and Approval of Previous Meeting Minutes
Janice made a motion to approve the previous meeting minutes, passed unanimously.

Financial Review
Kevin reviewed monthly financials.

Kevin’s Managers Report

1. Landscapers have been working on view fences. Now entrances again, then D. D. then back to view fences.

2. I did a walk through with Jill, Joan and Janice. Prepared a punch list for V.C.

3. I have ordered a new shade cover near the restrooms.

4. The lounge chairs have arrived and the chairs repaired.

5. Ten photocells on the transformers on D.D. have been replaced.

6. Spa heater had was down, repaired.

7. Couple large irrigation leaks, repaired.

8. Alarm at 3:15am August 4th

9. Gate sensor was vandalized Sunday August 5th, repaired Monday afternoon.

10. I researched, found and provided Sheriff Department with bill for lights vandalized in January.

11. Programmed 6 cards and sent to the Lt. Brown.

12. Several neighbor monument letters removed, contractor working on price.

13. Obtaining price to stain all neighborhood entrances.

14. View fence painting will resume when the weather cooperates, probably October.


Neighborhood Entry Improvements
Jill Moritz gave an update of the work done so far. Several of the plants have died and several others are missing. She is using the punch list provided by Kevin and working with V.C. to resolve the issues.

Numbering Neighborhoods
Ed presented a proposal from Old West Machining for a cost of $976.06 to make numbers for the duplicate neighborhoods. He will have them give a proposal to remove the letters from the duplicate neighborhoods and make new ones so as to have them all the same style and centered with the numbering. Ed will also have them give a price to replace the missing letters stolen from numerous neighborhood monuments.

Possible Dog Park
No new information.

Playground
Tabled no new information yet.

Cactus Around Outside Perimeter of Pool
Kevin presented a proposal from V.C. to plant cactus around the outside perimeter of the pool to help deter people from climbing the fence. Tabled


Preferred Trash Company
Pat made a motion to designate Right Away Disposal, RAD, as the recommended preferred trash collection company. RAD to provide post cards to be mailed to the members and all costs for mailing, labels etc. to be incurred by RAD. RAD is to provide a letter guaranteeing the price of $33.00 per quarter with no administration or fuel charge after 75% is achieved. The Board hopes of having one trash company with only two pickup days rather than the current multiple companies with multiple pickup days.

Pool
Kevin is to put the pool company on notice if there is any more problems with service their contract will be terminated.
