This time there will be no upfront issue about establishing a PUD. The developer plans to build within existing zoning and will probably start pulling construction permits as soon as the deeds are executed. So if you want the developer to be constrained any more than that allowed by R1 zoning, quality of life and hurricane urban forestry requirements will have to be added to zoning requirements before the construction permits are issued. The clock is ticking.

On the other hand, this presents opportunities for us to work with the developers. The more upscale they build their developments, the more it will protect all our home values and minimize the impact of additional population. Also, they may be willing to work with us in developing green space for the benefit of all and urban forestry to protect our homes from storm winds.
