ARCHITECTURAL COMMITTEE INFO

WHAT IS IT?  WHY DO WE HAVE IT?

As stated in the covenants:
"For the purpose of providing an orderly development of Preston Woods, and for the purpose of maintaining conformity... the Architectural Committee's purpose is to promote good design and compatibility within the subdivision, and in its review of plans or determination of any waiver as hereinafter authorized, may take into consideration the nature and character of the proposed building or structure, the materials of which it is to be built, the availability of alternative materials, the site upon which it is proposed to be erected, and the harmony thereof with the surrounding area."

WHO IS THE ARCHITECTURAL COMMITTEE?

The Architectural Committee is composed of current Board Members, or a subset thereof, and any other residents of Preston Woods as nominated by a majority vote of the Board.

WHAT CHANGES REQUIRE ARCHITECTURAL COMMITTEE APPROVAL?

The Preston Woods covenants state that:

“NO BUILDING, FENCE, WALL, OR FREE STANDING MAILBOX SHALL BE ERECTED, PLACED OR ALTERED ON ANY LOT IN THE SUBDIVISION UNTIL THE PLANS AND SPECIFICATIONS HAVE BEEN APPROVED IN WRITING BY THE OWNER, OR ITS AUTHORIZED REPRESENTATIVES OR SUCCESSORS, WHICH ARE HEREINAFTER REFERRED TO AS THE “ARCHITECTURAL COMMITTEE”.  FOR EACH BUILDING, THE REQUIRED PLANS AND SPECIFICATIONS SHALL BE SUBMITTED IN DUPLICATE AND INCLUDE A PLOT PLAN DEPICTING THE FACING OF THE BUILDING, DRAINAGE AND GRADING PLANS, AND EXTERIOR MATERIALS AND COLOR SCHEME.  IN THE EVENT THE ARCHITECTURAL COMMITTEE FAILS TO APPROVE OR DISAPPROVE ANY PLANS, SPECIFICATIONS, COLOR SCHEME, MATERIALS AND PLOT PLANS SUBMITTED TO IT AS HEREIN REQUIRED WITHIN TEN (10) DAYS AFTER SUBMISSION, OR IN THE EVENT NO SUIT TO ENJOIN THE ERECTION OF THE BUILDING OR STRUCTURE OR THE MAKING OR AN ALTERATION HAS BEEN COMMENCED PRIOR TO THE 30TH DAY FOLLOWING COMPLETION THEREOF, APPROVAL OF THE ARCHITECTURAL COMMITTEE SHALL NOT BE REQUIRED, AND THIS COVENANT SHALL BE DEEMED TO HAVE BEEN  FULLY COMPLIED WITH.”

Landscaping, Fences, Exterior Paint color, Remodels, Structures/Additions, Pools, etc. will require Architectural Committe approval.

HOW DO I SUBMIT A REQUEST FOR APPROVAL?

  1. First, download a "Request For Architectural Committee Approval" form on the website.
  2. Fill it out, sign it, and submit it along with any printed plans to the Board.  Your application should include a written description of the proposed improvement/addition, including placement on the lot (a diagram is preferred), a list of the types of building materials to be used in the construction, the name of the company/contractor being used, if any, and a color scheme.
  3. Be prepared to answer additional questions after the plans are submitted. 
  4. Once all questions have been answered and any/all information has been provided to the Board's satisfaction, a response letter will be sent to you within 10 business days.  As a general guideline, you need to allow about 2 to 3 weeks for the entire approval process.
