I moved here in 1998 and have heard 6+ years of talk about our Community Center.

What is going on and when will it happen?

Your thoughts and any other updates that you can share with everyone else?

Learned this week (July 25) that a contract was signed Apr 2005 to build a redesigned clubhouse (do not know what the redesign looks like and do not know who does besides the three board members) to have it constructed within 270 days of commencement date. Since the original design was priced at about $500K and this contract is priced at $290K one might wonder what the 40% reduction did to the capabilities of the clubhouse to serve our community of 1254 households. I understand there are no options for expansion of the facility in the current design - this to me is a most serious weakness. It would seem we need to proceed with this facility, and at the same time it seems most prudent to have announced the redesign and made it public before the April contract was signed, yes? I salute the efforts of this particular board to get something done and to actually be responsive to our neighborhood needs and expressions...M.

Status of Community Center

Email sent Oct 11 to Parkwood Maintenance Association Board of Directors,

I understand from the text of the contract with Ervine Construction, Inc. of Universal City, TX 20% of the $290,000 purchase price has already been paid to the firm, that the building will be delivered ready for use on or about 270 days after construction commencement, and that (final) outside work is intended to be completed, even though inside work is already completed earlier, no later than November 2005.

Define ''construction commencement'' for purposes of the contract and as it
relates to an observable event by the public.

Define then when is it the building will be ''...ready for use on or about
270 days after construction commencement.''

Describe in detail what is the exact status of this construction project,
the next three project/work milestones, and their scheduled dates?

Describe in detail what, if any, changes have been made to the building
specifications and what affect or impact to they have on the specific
progress of construction.

Please advise at once.

Update

In response to my request I learned little:

''Commencement of construction'' has begun Oct 15, thus the ''clock'' has started on the contracted construction work of the center.

What was the event which commenced construction was not disclosed.

No schedule was provided, and just a reference was given to the payments related to particular construction events (listed in the contract).

A couple of delays were described in the recent newsletter. Added were mention of changing sidewalk dimensions to conform to (presumably) city standards.

The next payment milestone of 20% of the purchase price is completion of ''foundation is poured and rough-in plumbing.''
