The following are some highlights from the Mtn. Vista covenants packet. All residents should have received a complete packet of information pertaining to Mtn. Vista at closing on their property or home. If you would like to obtain an additional copy of the entire packet of covenants, please send a check for $5.00 along with your name address and phone number to Vista Ventures, P.O. Box 337600, Greeley, CO 80633.

1. Restrictions on Parking and Storage- No lot, including the private drives or parking areas, shall be used as a parking, storage, display, or accommodation area for any type of house trailer, camping trailer, motor home, bus, boat trailer, hauling trailer or any such items. The same shall be stored, parked or maintained within a garage area of a residential home. One motor home, boat trailer, hauling trailer or related items shall be allowed per lot provided such items are hidden from view as behind a privacy fence approved by the Architectural Review Committee, and is on a concrete pad of appropriate size for the item. This section shall not prohibit the Owner of the lot from parking a recreational vehicle on a temporary basis for purpose of loading and unloading for a period of not more than 72 hours. Art. VI, Sec 12.

2. Solar panels are expressly prohibited unless approved in writing by the Architectural Review Committee. Art. VI, Sec 14.

3. Dog Runs, Dog Houses and Temporary Structures- No dog run, dog house, storage area, temporary structure, barn, trailer, tent, or other outbuilding shall be constructed on a lot at any time without prior submission and approval of the Arch. Review Committee. Any exterior storage, if approved, must match the exterior of your home. Art. VI, Sec. 18.

4. Repairs- No activity such as, but not limited to, maintenance, repair, rebuilding, dismantling, repainting, or servicing of any kind of vehicles, trailers, or boats may be performed on any lot unless it is done within completely enclosed structures located in the residence which screen the sight and sound of the activity from the street. Art. VI, Section 20.

5. Single-Family Residence- No living unit shall be used for any other purpose other than as a single-family residence.
Art. VI, Sec 3.

6. Garbage- No garbage or cuttings shall be deposited on any street, or empty lots unless placed in a container suitably located for garbage pickup. All equipment for the storage or disposal of trash shall be kept in clean and sanitary condition.
Art. VI, Sec. 19.

Notice of Noncompliance- If, as a result of inspections or otherwise, the Association finds that any improvement to property has been done without obtaining the approval of the Architectural Review Committee, or was not done in substantial compliance,the Committee shall notify the applicant in writing. If no action is taken by the non-compliant homeowner, a fine may be imposed. Art. VI, Sec. 17.

Enforcement- The Association or any Owner shall have the right to enforce, by any proceeding at law or in equity, all restrictions, conditions, covenants, reservations, liens, and charges. Art. XIII, Sec. 1.

Items that Need Approval- Storm doors, basketball hoops, playhouses, dog runs and enclosures, electrical dog fences, playground equipment, swing sets, signs, house numbers, clothes lines, site lighting, window air cond., swamp coolers, firewood storage, change in color scheme, RV, boat and additional vehicle parking, storage sheds, and landscape plan.
