New Development - Woodlawn

Posted in: Madison Park

Glad it looks nice..but I would buy my gas at a grass shack if it was cheaper.

I was talking to someone about these buildings this past weekend, and they explained it this way...that the land is not being used so pretty much anything can get zoned on these empty lots, or where vacant buildings are sitting.   They suspect that the Transit Area development will still come one day.  I guess something new and shiny is better than some of the vacant ugly buildings that use to be around Old Pineville Road.

I don't personally like all the sweepstakes businesses, but then again I guess it is better than an empty store front or closed business.

When I attended the transit area station plan meetings a few years ago I do remember them predicting some of the improvements could take 50 years to come.  Long after most of us are gone.

Owner of 3 closed gas stations along Woodlawn blames the Quicktrip for their demise...hopefully these smaller lots are re-developed into something other than a check cashing/pawnshop/sweepstakes.

The stretch of E. Woodlawn Road between Interstate 77 and South Boulevard is a half-mile long stretch of four-lane asphalt lined with an IHOP, a Bojangles, a strip club, a hotel, a light rail crossing and, up until recently, six gas stations. It’s a busy stretch of road for cars and a prime location for a gas station.

In 1994, Shah bought up a BP-branded gas station at the corner of South and Woodlawn. By 2000, he ran three stations on Woodlawn: Two BPs and a Sunoco.

In February 2013, a QuikTrip gas station opened up next to the Sunoco, near the corner of Nations Crossing Road. Soon, Shah says his three stations on Woodlawn were losing a combined $10,000 to $15,000 a month. “It killed us,” he says.
