Lakeridge-Whittier HOA

If you do a sold search you will see some units have sold the last few months. A cursory examination will tell you these units have been in and out of escrow for a long time. Many sold for less than asking or at auction. Spy Glass Villas, Murphy Hill nothing for sale. Pioneer Blvd condos 1 Beverly Blvd condos 1 Lake Ridge 7 for sale 6 pending Why? These are numbers based on my own research on Real Estate sites.

Exactly! New buyers will most likely first time buyers who are totally unaware of how an HOA should be properly run. And as such, they will most likely end up being pain-in-the-butt-neighbors because they will not have read the CC&Rs, Bylaws, nor will they even care about them. HOAs can be great, IF you have a community that cares about property values, curb appeal, etc, otherwise you are doomed.

A few facts about Lakeridges supposed water features. They are far from the serene  babbling brooks and ponds they advertise. They are more  like festering sewers and mosquito breeding farms. The water never flows but  it gurgles and regurgitates up. They dry then  fill then stagnate all nite long. If your patio overlooks  a large pond have plenty of bug repellant handy to spray on everyone's body. These (streams?) need major pump and filter repair in the millions but as of last report only 800,000 on hand for all other things like painting, roof repair, pool repair deck and wood damage and on and....Car and unit breakins are at a breakneck pace. Call Pico Sheriffs for updates but I would guess you can double the amount of those that called. To be fair they did paint a garage door after someone crashed into it. 6 units pending 1 gave up 3 for sale. Nothing sold for asking  price in eons. Many taken almost a year to sell.

PS. Just did a check 5 pending because one dropped out and is now for sale again even after a huge price drop. Hope board and owners are getting  the message. Lakeridge needs to be cleaned up and managed forcefully. Pools are dominated now by renters and their huge famlies and guests. Beer wine music food laughing all day and night. Oh joy!!
