Architectural Guidelines 

The following guidelines will be used by the Architectural Review Committee in approving building plans, in conjunction with Article I, Use Restrictions, set for the in the "Amended Declaration of Covenants, Conditions and Restrictions" for Lake Patagonia Ranch.  It is realized that with passing time, these general criteria may be changed bye the Association in keeping with changes in building materials, methods of construction, and architectural concepts: 

1) The minimum size of the interior floor space of dwelling units, exclusive of carports, garages, breezeways, patios, terraces, and porches, shall be 1500 square feet. 

2) The maximum height of any building shall not exceed 25 feet above the adjacent average finish grade to the highest roof ridge, peak or parapet. Chimneys and other similar architectural features are excluded. 

3) The exterior wall and roof materials, flashings, gutters, vents, metal chimneys, etc. shall be finished or coated so as to minimize reflections on adjacent or neighboring properties. Earth tones of indigenous hues will be encouraged. 

4) All buildings shall be sited on the property so as not to obstruct the main floor view of an adjacent or neighborhood dwelling unit. 

5) No planted trees or shrubs on any property shall be permitted to reach a height so as to obstruct the main floor view of an adjacent or neighboring dwelling unit. 

6) No solid wall or fence of any type over 6 feet in height shall be erected outside of the building set-back requirements. 

7) Architectural styles deemed by the Architectural Review Committee as incompatible or inappropriate to the area shall not be approved. 

8) All structures shall be constructed in compliance with the latest adopted edition of the Santa Cruz County Building Code and Regulations.
