About Us

The Lake Hourglass Neighborhood is located east of S. Ferncreek Avenue, north of E. Kaley Street, south of Hull Circle and west of Lake Hourglass southeast of downtown Orlando.  The area was platted in 1924 as the Hourglass Lake Park Subdivision.  The neighborhood is located within unicorporated Orange County.  It is served by OUC water and electric service and City of Orlando sanitary sewer. 

Neighborhood Attributes:  Kaley Street Elementary School is immediately adjacent to he south. It is a Historic Landmark Building (City of Orlando).  The All American Cafe on the corner of Fern Creek and Kaley offered a "walk to" place to eat.  Unfortunately it just closed in January 2012.  Another walk and bike-to corner place with outdoor seating and good stuff to eat is the 903 Mills Market at S. Mills Ave and E. Gore St.   Other services are nearby on Curry Ford Rd at Bumby Ave. and along Michigan Avenue and Orange Ave in the Downtown South Main Street District (www.downtownsouthorlando.org/).  Hourglass Lake is to the east.  The Hourglass Neighborhood has a private lakefront park shared by owners.  Students attend Kaley Elementary and Boone High School.  The neighborhood's location is convenient to Downtown Orlando, Orlando Health, SoDo.  

Real Estate Info: The neighborhood has a mix of older historic homes, mid-century homes, rennovated homes, on large and small lots. Most properties have held value fairly well but some have suffered depreciation in recent years.  That trend seems to be reversing in 2012.  There are a few properties that are developing with very nice new homes.   The lots on S. Fern Creek between George St. and Hourglass Dr. are being developed by CORDRAY MOORE LLC.   These are beautifully designed and very well built new homes.  The lot next to these new homes at 1706 Hourglass has a very nice two story available for sale. Other homes for sale include a lovely lakefront home and large lot at 1717 Hourglass Dr.  Across the street, 1720 Hourglass Dr. offers a cute, newly rennovated historic bunglow.  The area is zoned R1A except the lots fronting Kaley, which are zoned R2A. The neighborhood is predominantly single family with a few duplex or accessory apartments.  The area  has large canopy trees and well maintained yards.   Residents include a mix of retirees, familes with children, professionals, artisans and blue collar workers.   More people with young children are moving here.
