Quorum:   A quorum was present with proxies from Marva Richardson, Bill Slater, Pat Tarver, and Lei Taylor.

 

 

Opening:  The meeting was called to order at 4:18 p.m. at the home of Rhonda Briscoe.

 

 

Legal Issues:  By unanimous vote, the HOA decided that the contract with Weissman, Nowack, Curry & Wilco, P.C. will not be renewed in 2010. The law firm is currently revising the HOA's Bylaws and Articles of Incorporation.  A replacement attorney is being researched.

 

 

Insurance:  A unanimous vote was passed to increase the community's liability insurance, which is currently $15,000. Rate estimates will be sought from Auto Owners Insurance Co.

 

 

Exterior Wall:  Quotes ranging from $36,000 to $53,000 were submitted to GEICO. They are likely to have their adjuster seek quotes also.  GEICO should provide an update within the next two weeks. The portion of the wall to be replaced is from Reese Way to the Kensington Trace corner because they cannot repair a portion of the wall while the remaining section is left leaning.

 

 

Taxes: A unanimous vote was passed to hire a tax professional to process the community's outstanding tax returns.  Vickie is researching a CPA/booker.

 

 

Exterior Painting: Homes that were not painted in the Fall of 2009 should be painted in the Spring of 2010. Vickie will have the rear of her home painted to match the rear of other homes in the community.

 

 

Mailboxes: A number of mailboxes in the community are damaged and cannot be repaired. A majority vote was passed that requires replacement mailboxes to matches the current model as closely as possible. Addresses of Distincton.com/ClassyMailboxes.com carry mailboxes similar to our current model and handle installation.

 

 

Treasurer's Report: A treasurer's report was circulated as of Nov. 8 2009 showing YTD resident payments of $18,291, YTD total expenses of $12,678, YTD Balance (pmts & exp) $5,613. Wachovia Actual Balance $10,525, Estimate Reserve $9,820. The budget was approved contingent on additional expenses incurred. KTHOA annual dues remain $1,092, or $273 due quarterly (Jan. 5, April 5, July 5, Oct. 5) or a late fee is assessed.

 

 

Landscaping: ValleyCrest was hired as the community's landscaper to begin work the third week of November at a rate of $620/month. (Pine straw applications are $720/month and recommended 1x or 2x annually or at the HOAs discretion.)  The current landscaper charges $610/month.

 

 

HOA: The HOA will vote in a new Board during the January 17 meeting, which will be hosted by Ken and Aryc (#4). Property management companies are being researched by Antonia.  Gena received a quote from Sentry Mgmt., which charges $400-to-$600/month depending on the level of service.
