8. Develop Preventative Maintenance Schedule
9. Regular on-site inspections of all empty Units
10. Professionally Licensed & Insured Contractors and Sub-contractors only

11. Posting all Contract bids on-line for Owner's review

12. 24-hour Emergency Service Contact Information
13. Tenants held liable for abuse or negligence of Common Areas


14. Property Management Services:
15. CAM Fees should be based on percentage of occupancy 
16. Collecting all Security Deposits & 1st months rent
17. Fiduciary responsibility to the owner 
18. Prompt rent collection and vendor payments 
19. Prompt payment to Property Owners 
20. On-Line owner access to their records 24/7/365 
21. Computerized Financial Analysis 
22. Annual Income Tax Documentation 
23. On-line monthly income and expense reports


24. 3rd Party Authorized Tenant Application Services & Screening
25. Background checks should include; Employment Verification, Bankruptcy, Eviction &    Criminal Background, Arrest, Sexual Offender, Terrorist, OFAC and full credit checks      on all Rental applicants
26. On-line tenant payments, check or credit cards
27. Tenant rules and regulations given to each resident
28. Tenant Make Ready Service (TMR)
29. Online tenant service requests
