Update

 

As you most likely noticed, the snow plowing company repaired area of grass that were gouged by the plows.

Since the last update bids were received from 3 companies for pumping and cleaning our 28 septic tanks.  M&O with whom we have had a long-time relationship came in with the lowest bid of $7400.  This done every 2 years; and since a few have already been done due to problems with them, all 28 will not need to be pumped at this time.  The final price will be adjusted to number pumped.

Troy Bass has done a few minor jobs around the complex which totally at little of $1000.  

The gazebo was painted for the cost of paint and supplies- $70.  Troy has submitted a quote for repairing the roof with regular shingles vs. the wooden ones currenly in place.  Since regular was 1/3 the cost ($500 for labor & materials), we elected to replace wooden with regular shingles.

The refinance of our loan was finalized with a montly savings of approx $500 which will be added to our reserve fund. 

Our YTD finances are looking good with nearly $70,000 in the our reserve funds. 

The Board has been trying to work with the bank to resolve the issues with Unit 23.

In the spirit if cost savings, a letter was sent to all owners regarding the need for coupon booklets for condo fee payments.  To date, 13 owners have let B&D know they still would like to have the booklets.  Please let B&D know by Sept 1st if you would like to continue receiving the booklet.   The letter also indicated other methods of payment - electronic.

We received notice that there has been some positive legal activity regarding Unit 23.  Since our association is not involved at this level of the process, our attorney will not be attending the scheduled meeting.

Our neighbor behing the pond has spread a truckload of stone in his driveway to fix the problem of mud being tracked onto our roadways after a rain.   If more is needed we will let them know.

There will be additional tree work done to remove any branches, etc from resting on the units.

Reminder:  please remove your trash cans from the front of units.  If you have no room in your garage, they should be placed in the back to preserve the appearance of our property.
