07.14.02 New Neighborhood Rules and Some Reminders

GATES AND OPEN HOUSES

There have been requests to the Board to allow the front entry gates to remain open when realtors and homeowners hold an "open house". This would compromise the security of the community and additionally may cause potential buyers to question the "security" of the community when they approach open security gates. The Board has determined that the gates will remain closed. Due to the fact that a realtor or homeowner is present during an "open house", the homeowner name may be posted at the front keypad during the time of the "open house". Visitors to the "open house" will ring through to the homeowner’s telephone and the homeowner/realtor can authorize access into the community for potential buyers.

Under no circumstance should a homeowner or realtor post the access code at the front entrance. This is a private code for the community and if found posted at the entrance it will be removed. EFFECTIVE AUGUST 1, 2002, THE PRIVATE ENTRANCE CODE FOR THE COMMUNITY WILL BE CHANGED. ALL OTHER CODES WILL BE DELETED FROM THE SYSTEM. Necessary vendors (i.e. water company, cable, newspaper, USPS, UPS ,etc) will be notified.

You will recieve notification of the new code.

ON STREET PARKING

Per the Declaration of Covenants, Conditions and Restrictions Article IV, Section 7.6, "vehicles may only be parked in the garage or driveway for occupants (occupant vehicles are described as those vehicles parked on the Lot 4 or more hours per day 4 or more days in any seven day period). Visitors and guests may park on the street temporarily." There have been complaints from the postal service regarding vehicles parking in front of mailboxes. This causes a delay in the delivery of mail. The USPS can also choose to not deliver mail for those mailboxes that are blocked by vehicles. It has also been noticed that vehicles remain parked in the street for extended periods of time. Please be advised that homeowners who allow vehicles to be parked in the street on a continuous basis and/or block mailboxes are subject to receipt of a letter from the management company notifying them of the violation and possible fines that can be assessed to the homeowner. If you lease your home, please inform your tenants of this.

BOATS, TRAILERS AND DISTRIBUTION OF INFORMATION

Parking of boats and trailers where visible to the public is not allowed in the community. Boats and trailers may only be parked in enclosed garages.

The USPS does not allow items or information to be placed in mailboxes without going through the proper postage process. This is a reminder that the USPS can fine individuals for this act. Any information that is distributed within the community should be placed on front doors.
