DHHA Architectural Control Requirements & Guidelines

The philosophy behind these requirements and guidelines (and above all, the Covenants) is to maintain, preserve, enhance and protect our properties in an equitable manner, while maintaining our friendly, helpful, harmonious neighborhood spirit.

In keeping with this philosophy, the Dellwood Heights Homeowners Association Board of Directors asks that you comply with the following Architectural Control Requirements and Guidelines (ACRG).

Even if you are following the Covenants and/or the ACRG to the letter, you must complete an Application fo Approval of Architectural Improvements (available from Susie) for your project to be approved and recorded.

All Property Services, Inc. checks the neighborhood weekly for homeowners who are in violation of the Covenants and ACRG, and violators will be cited. However, it is our hope that homeowners will be responsible for complying with the Covenants and ACRG voluntarily.

Building Projects


  • Construction plans and specifications for all building projects must be submitted in duplicate to All Property Services along with an Application for Approval of Architectural Improvemetns for approval by the Board

  • The following finished square feet minimums (excluding basements, porches and garages) apply to the construction of dwellings: ranch style = 1,400 sq. ft; 1 1/2 story and tri-level = 1,800 sq. ft.; and two-story and bi-level = 1,100 sq. ft. per floor.

  • Garages must be two-car or larger. Detached garages must have the same siding, paint and roofing as the dwelling.

  • Stand-alone sheds must be placed on a permanent foundation. They must also have the same siding, paint and roof as the dwelling.

  • All roofs must be constructed of one of the following:

    • wood shake shingles with an approved fire retardant
    • clay or concrete tile shingles
    • concrete wood-fiber shingles
    • fiberglass or asphalt high-profile dimensional (i.e., simulated wood or slate shake) shingles.


    All roofing materials must carry a Class C or higher Underwriters Laboratories rating, and have a minimum 25-year warranty.

    Any repairs, remodels or re-roofs exceeding 50% of the total roof area during any one-year period must comply with these requirements.

  • Building materials must be kept off the street, i.e., on your property, and the project must be finished in a timely fasion or the materials must be moved out of sight from the front of your property. A dumpster should be used for large-scale construction projects.

    Landscaping Projects


  • The Covenants allow for the erection of privacy fences up to five feet in height. Fences may not extend past the front house line. On corner lots, fences may not extend past the side house line.

  • A landscaping plan, complete with timetable for starting and completing, should be furnished with the construction plan for any building project, including stand-alone buildings.

  • Building projects that are completed between May 1 and September 1 are required to have complete reosion and weed control landscaping within 30 days.

    Building projects completed during other months should have erosion and weed control landscaping by the start of the growing season following completion of the building project.

  • Landscaping materials must be kept off the street, i.e., on your property, and the project must be finished in a timely fashion or the materials must be moved out of sight from the front of your property.
