C.H.H.A. Board of Director’s Minutes
Pavilion
March 5, 2007
7:09 p.m. to 9:00 p.m.


Present: Claudine Adams, Julie Davis, Rachelle Jenkins, David Krebs, Patrick Lippy, Chet Opdyke, Gary Pepper, Ray Scott, Jerry Stamler, and Ray Taylor.

Absent: Nathan Crabtree and Shar Magnus.

Residents Present: 13

Chairman’s Report:

• Julie Davis resigned as chairman of the board.

Residents Concerns:

• Resident thanked Gary Pepper for cleaning up the trash on the side of Rose Island Road. Mr. Pepper has teenagers that need community service hours collecting the trash.
• Resident asked if cards could be reissued for the pool and boat ramp? Each card has a number that is registered to the homeowner that receives that card. Once a resident moves the card number that they held can be deleted from the system.
• Resident expressed concern that a burn pile still exists by their property. Once the weather permits the board will look into possible solutions.
• Resident expressed concern with the drainage on the Southside of Bel Vista due to the lakes erosion. There is a pipe that needs to be cleaned out that is on Dinwiddie Lampton’s land. A board member will contact Nana Lampton to see if there is a solution.
• Resident asked if they could put a sign in their yard to keep others off the grass. Board instructed the resident to call the county to see if the county could put up a sign.
• Resident stated that there are manure piles being dumped by locked storage. This will be addressed with Kenny Brown.
• Resident asked about an abandoned care in the townhomes parking area. The car has been removed.
• Resident asked about solutions to another resident storing their boat in their driveway all winter. The board will send the resident a letter.

Old Business:

• Three estimates have been given for the paving of the parking lot for the townhomes and locked storage. The Board will review the estimates and discuss at the next meeting.

Treasurer’s Report:

• The total fiscal year net income is $45,177.
• 30 homeowners as of February 28, 2007 have past dues representing $14,879. No new liens have been filed against homeowners.
• Stable rentals fees are current.
• 4 homeowners are past due on locked storage representing $718.
• 1 homeowner is past due on their lot mowing charges representing $259.

• None.

Boat Ramp:

• The gate will not open, but the card reader is working. This will be taken care of.

Common Grounds:

• A form letter is being sent to the townhome owners regarding the fixing/replacement of mailboxes.

Insurance:

• None.

Locked Storage:

• No spots are available.

Pavilion:

• None.

Pool:

• Will need to repair or replace the pool cover in the near future.
• Will need to replace the gate lock in the near future.

Stable:

• None.


Tennis Courts:

• None.

Website:

• None.

Security:

• None.

New Business:

• Each committee will need to propose a budget for the April meeting.
• A dumpster will be needed for the annual neighborhood spring cleaning. The board will discuss at April’s meeting.

Motions:

• Motion made to accept February’s minutes. Motion Passed.
• Motion made to accept Julie Davis’s resignation. Motion Passed.
• Motion made to accept treasure’s report. Motion Passed.
• Motion made to address the mini-triathlon for the end of July at no cost to the association, only traffic is an issue, and to address receiving a donation from the triathlon committee. Motion Passed.
• Motion made to adjourn meeting. Motion Passed.
