Community Meeting on January 26th

Dear Resident:

Thank you for attending the Florin Village Community Meeting on January 26th. Community participation is a very important aspect of successful planning and we appreciate your time and input that will help us understand how to better serve our residents.

Below you will find a list of the concerns and questions brought up at the meeting. If your question or concern is not listed, please feel free to call Matthew Bryant at

Resident?’s Concerns

•Question need for another gas station
•Need for another super market
•Do not want any liquor in the area (several comments)
•Concern about gathering of people at all times of the day and night
•Strong need for restaurants / any plans or prospects
•Dick Gury: Traffic issues, speed
•Sound wall along Freeport
•Garbage from “strip mall” traffic going into neighborhoods
•Gas station is a big issue relative to placement next to church and kids activities area
•Can Gas station be located else where on the property?. (Zoning driven)
•No fast food operations, but if so no drive thru’s to reduce trash in neighborhood
•Light pollution concerns….( can be addressed thru design)
•Request for land to be used as open space vs. development
•Crime concerns, it’s all about money, does not want the project
•What ethnic group will use store?
•Wrought Iron fences vs. masonry walls to deter crime
•Will there be on-site security? (as the site requires; security, cameras, etc)
•Concern with clean-up of shopping centers re: illegal dumping etc.
•EA1 Safety Plan concern: Current plans are in violation of SACOG fly over path
•Racing on Freeport Blvd.
•Like and prefer 8 Foot sound wall
•Concern about walkway between homes fencing and masonry wall
•Restaurants will not turn to clubs or bars? ( No}
•Chance to upscale this area
•Contingency to gas station plan?
•Additional Stop light on Florin Road (Stop lights will be evaluated with new dev.) Tamoshanter West to 21st street
•Cost per sq. ft. of retail space ($2.00 per)
•How will people get into shopping center? Number of exits (Traffic Study will determine)
•What happens to property values when a strip mall comes into a neighborhood?
•Access both north and south from Freeport to the project? (Subject to traffic Study)
•Were any other sites considered?
•More Health oriented restaurants / stores
•Are there any more designs?
•Will there be any Public Art Work
•Will median on Amherst be restored
•Concerns for seniors walking in the area
•As presented, looks like many residents will be boxed in.
