Deadbeat goes away

Posted in: Big Bear Farms
Funny how when deadbeat says ( he or she ) just goes away. Can this person back up what they say? We will never know. It seems to me those who have not lived up to their responsibility should take notice. You will have to pay your dues, now or later.

We need the money now in the HOA budget. Pay now or later. It will come to pass. Too many people here rely on each others support. Obviously some feel they can avoid their commitment to their neighbors. Sad but true.
The facts

Rest assured, in the end they will all pay. Your dues are no different than your AEP bill or gas bill. If they don't pay and the lien expires, then it will get turned over to a collection agency and this will hurt your credit rating. But ,then again if someone can't afford the HOA dues , their credit rating probably sucks anyway.
More facts

You can renew that lien every three years, but it will cost money.

If someone decided to turn this over to a collection agency, we will not get all of the monies owed because the agencies take a percentage of collections. The budget may have to be revised to be a little trimmer for the following years to take into consideration bad debt until this money may be collected.

Also, in terms of credit reporting, your credit will not get hurt just by sending someone to collection. It will also hurt if there is a lien on the home and it is reported.
homes for sale

There are 30 homes for sale in this development. Quite a few are not working and have to sell their homes and downsize or move into apartments. The job market is not as good as one would hope here.

Has anyone tried to contact the homeowners who have not paid? Have they received follow-up letters or phone calls? I am sure there are some who have honestly not paid because of losing their job and have to decide between making the mortgage and car payment, putting food on the table, or paying the HOA. These residents truly live here and are in bad times right now and really need loving help. Not the trash they receive on this site in terms of being called scum. Imagine how they feel not being able to find a job in the first place, and then you have the loving neighbors here who post nasty messages. These residents that have lost their jobs may have had a good credit rating until they lost their job. We need to let the trustees do their job and stop whining on this website and cutting down neighbors when you truly do not know what is going on with all 56 who have not paid.
