WHA Auxiliary

Woodlake Homeowners Association Auxiliary (A concept for consideration by the WHA Board, members and the
residents of Woodlake)

Issue: The Woodlake subdivision has no legal basis to require homeowners to contribute meaningful amounts to the upkeep of entries and other common areas of the subdivision. (Our voluntary homeowners association has advantages of flexibility and gives the opportunity for good citizenship in the form of
voluntary services. It should certainly be kept in place, with membership available to all under the modest dues structure -$12 per year-which it has traditionally maintained. However, there is an increasing need for a CONTINUOUS, WIDE RANGE of services to maintain the entry road areas and other common areas of the subdivision to (a) make Woodlake a more attractive community for all its residents and to (b) stem the negative trend of common area neglect and
litter which devalues all property in the subdivision)

Proposal: That a WHA Auxiliary be created to fund a part-time supervisor
and a work force of selected youths from Woodlake to maintain the entries & common areas, with the range of services being dictated by the resources generated by the Auxiliary, but with priority being given the highest visibility areas. As with any concept, the details of implementation should be
flexible. For illustration purposes however, the following scenario is suggested:
a: A membership drive be undertaken (clearly stating the tasks, in order of
priority, which would be accomplished by the Auxiliary) soliciting Auxiliary members who would be willing to contribute $20 per month in support
of the WHA Auxiliary for an initial 12 month period, with the understanding that if the Auxiliary performed as promised that the support would be renewed annually. In this way, Woodlake
residents unable to support the auxiliary could remain volunteers and members of WHA, while those residents able to support the future of
Woodlake in a more substantial way would have a vehicle that would COMBINE THE
RESOURCE POWER OF EVEN A SMALL PER CENT OF THE SUBDIVISION OWNERS TO MAKE A
VERY LARGE DIFFERENCE IN THE FUTURE OF WOODLAKE.
b. Using a part-time supervisor, preferably a resident of Woodlake, and youth from Woodlake would emphasize that this effort remains an effort of the community and by the community, in keeping with our voluntary status.
c. Funds of the Auxiliary could be maintained by the WHA existing treasurer
structure, or by a separate treasurer for the Auxiliary.

Risk: The only risk is that the auxiliary would not receive enough funding or not perform well enough, and therefore do only a little good
instead of its full potential for
good. The alternative-maintaining status quo and degenerating--- is far more risky.
