Financial Information (General)

Monthly Dues/Assessments

Monthly fees/assessments are due on the first of each month. As of September 18, 2009, monthly dues are $250/month per unit. These fees are among the lowest monthly condominium dues in Arlington Virginia and include:
*Water in individual units and common areas
*Trash Disposal
*Electricity in common areas
*Master Insurance Policy
*Management Company
*Annual Audit
*Snow Removal
*Landscaping
*Scheduled replacement of major common elements such as roofs and retaining walls
*Legal Services for the Association
*All other administrative and accounting services necessary to meet the financial and regulatory responsibilities of the UOA in accordance with the by-laws and covenants of the association and Virginia law.


Please remember that paying your dues late results in late fees for you, and deprives the association of money needed to pay for the operations of the community. A 5% late fee will be assessed on monthly dues paid after the fifth of the month.

Checks should be made payable to: Bedford Park UOA, C/O Capitol Property Management, 3914 Centreville Road, Suite 300, Chantilly, VA 20151. Unit owners can sign up for automatic withdrawal of monthly dues by contacting the Capitol Community Manager (or download the Auto Debit Form from this site, see Community Pages).

Financial Statements

BPUOA is audited every year by an independent auditor. For copies of the most recent and past audits, contact the Community Manager. In addition, monthly financial statements are available to owners upon request to the Management Company.

Reserve Study

In 2003 BPUOA commissioned a Reserve Study completed to project our expected repairs and replacements over the next 25 years based on the “standard” life-expectancy of certain elements of the property – steps, roofs, decks, siding, railings, etc. This did not account for a some needed repairs that had been put off due to lack of funds in prior years, or emergency repairs made (such as roof replacements, bay window repairs, and retaining wall replacements). In the past few years, we have managed to accomodate these unscheduled repairs through careful budget management, modest increases in monthly dues, and modest special assessments on top of monthly dues. Our current financial status is very healthy and will enable us to address scheduled/expected repairs and replacements with our monly fees and accumulated savings.
