Acquire the past 3 years of audited budgets and compare them to the proposed budgets
Request certain billings that seem out of line with work performed
Communication
Set up blog to communicate with home owners and pay HOA fees
Get list of contact info for all current HOA members, rental voting members
and their proxy vote docs, those rentals with voting rights (name, address, email, phone)
Group progress reports and discussion areas by subject and date
Insurance
Request a copy of our fiduciary insurance and meet with agent to discuss specific
newly mandated coverages which compel unit owners to pay up to $5000 per unit
Contact Maryland Insurance Commission to get referrals to independent agents that
sell condo insurance and to get a quote and the ratings for our current carrier.
Community Association Management (CAM)
Request a copy of the CAM contract with list of contracted duties and responsibilities
Request copy of CAM's financial bond for our contract, and current financial statements
Request a letter from CAM that queries them about management and staff's personal
and/or financial relationship with vendors with list of names of management.
Board of Directors
Request in writing the names and duties delegated to BOD
Request all existing Monthly HOA and BOD meeting minutes
Reduce Expenses
Look at all expenditures in budget and find ways to reduce cost through competitive bids,
negotiating better terms with current vendors, or reducing the number of times we contract for
service.
